HMDA's November Land Auctions: What It Means for Property Prices in Kokapet

HMDA plans to sell 114 plots and land blocks next month and hopes to raise around ₹2,000 crore, with Kokapet's Neopolis the main attraction. The reserve prices and final bids could become a reference point for land and plot values across Hyderabad.

What happened?

Hyderabad Mail reported on 25 October 2026 that the Hyderabad Metropolitan Development Authority expects roughly ₹2,000 crore from selling 114 parcels in the city and surrounding areas. The sales are set for 12, 20, 23, 25 and 27 November. The Times of India carried the same figures and described Neopolis in Kokapet as the layout most likely to draw developers and investors.

According to both publications, the largest reserve in Kokapet is ₹120 crore for plot No. 17, a 4.59-acre block in Neopolis. They also reported a reserve of ₹99 crore for a 3.15-acre site in Moosapet, near Kukatpally, and a per-square-yard reserve of ₹1.50 lakh for an 8,591-square-yard Kokapet parcel. A smaller Raidurg Naukhalsa plot is listed at ₹1.75 lakh per square yard.

The list also covers 50 plots in Bachupally and 45 in Inmul Narva, along with sites in Ameenpur, Kapra and Suraram. In Banjara Hills, eight plots in Hakeempet village are priced at ₹2 lakh per square yard. An earlier attempt to sell land in that survey number was stalled after Yamuna Nagar Society claimed an overlap with its holdings, a claim the revenue department rejected. The papers say earlier Neopolis sales brought in between ₹4,000 crore and ₹5,000 crore, and that the new round follows high prices set by TSIIC at Raidurg.

Potential impact

Auction results are public, so they tend to become the yardstick that sellers, brokers and developers quote afterwards. If the Neopolis blocks clear well above their reserves, landowners nearby may ask for more, and developers could pass part of the higher land cost into launch pricing. Our data puts the Kokapet average at ₹11,000 per sq ft against ₹9,800 for Hyderabad as a whole, so the locality already sits at a premium.

This is still a plan, not a result. Reserve prices are only the starting point, bids may fall short, and the Hakeempet sale has already been held up once. A strong day of bidding would be one data point, not proof of lasting appreciation. The Kokapet average rose 7.8% between 2024 and 2025, but land bids and apartment prices do not always move in step, and finished-home rates depend on supply and demand at the time of sale.

Projects to watch

  • Its address is Kokapet, Neopolis, the layout at the centre of this auction round, so the bids there are a useful reference for its surroundings.
