Shamshabad, Rajendranagar 100-Ft Roads: What It Means for Property Prices in Southwest Hyderabad

Illustrative What happened?
Siasat, citing Deccan Chronicle, reported that Hyderabad's civic body has issued notifications to take over 23,496 square yards of private land. The land is meant for widening two roads to 100 feet, a project that has been pending for a long time.
According to the report, the first road would start at the Gollapalli junction on NH-44 in Shamshabad mandal and run to Pedda Golkonda alongside the Outer Ring Road service road. The second, listed as Corridor No. 19, falls within Rajendranagar mandal and would join the ORR service road with Chevella Road through Bandlaguda Jagir and Kismatpur.
The publication noted that both areas have added many multi-storey buildings, raising population and traffic. It said that once the roads are ready, vehicles coming off the ORR may get additional routes into other parts of the city. The report does not give a completion date.

Potential impact
Wider roads usually make daily travel easier and can make nearby residential and plot demand more attractive over time. The benefit depends on the roads actually being built, since a notification is only the first step and land takeover can face delays or disputes.
Any price effect is likely to be uneven. Plots and homes close to the new alignments may see more interest once work visibly progresses, while parcels that lose land to the widening may see lower usable area. For context, Hyderabad's citywide average is about 9,800 per sq ft in our data, and we do not have a separate corridor trend for these belts.
