RRR South Handed to HGCL: What It Means for Land and Plot Buyers Near Hyderabad
Telangana has given the southern stretch of the Regional Ring Road to Hyderabad Growth Corridor Limited, the same body running Radial Road 2. One agency may speed coordination, but an unresolved tender row and a pending alignment approval leave the timeline uncertain.

Illustrative What happened?
Siasat, citing Telangana Today, reported on 22 October 2026 that the state government has made Hyderabad Growth Corridor Limited (HGCL) responsible for the southern part of the Regional Ring Road (RRR). This comes while HGCL's Radial Road 2 tenders are under dispute.
According to the report, a Congress MLA, K Rajgopal Reddy, alleged that his family's company was discouraged from bidding for the Radial Road tender. Another construction company separately alleged that the final tender allocation cost the state Rs 600 crore. These are allegations as reported, not findings.
Siasat said a senior Roads and Buildings official told Telangana Today that HGCL got the southern stretch because it is already acquiring land for Future City. The report adds that farmers have protested the southern land acquisition, alleging the alignment was changed to protect influential landowners while small and marginal farmers were affected. The National Highways Authority of India has yet to approve the southern alignment.
Which sectors are affected?
- Southern Regional Ring Road, Hyderabad
- Land and plot markets near the RRR belt
- Future City land acquisition area
- Radial Road 2 corridor
- Sangareddy, Rangareddy, Nagarkurnool, Yadadri Bhongir, Vikarabad, Mahabubnagar and Nalgonda districts

Potential impact
The change is administrative. It does not add a road or move an alignment. If one agency handles both land acquisition for Future City and the ring road, coordination could improve, and that is the logic the official reportedly gave. Whether it actually shortens timelines is not yet known.
The risks are plain. The alignment still awaits NHAI approval, farmer protests over acquisition are on record, and the Radial Road 2 tender dispute could draw scrutiny to HGCL's wider workload. Land near the proposed route may carry a speculative premium that is not backed by a approved plan. Against a Hyderabad city average of Rs 9,800 per sq ft, plot and land pricing along an unapproved route deserves careful verification rather than assumed gains.
