Airlines Start Moving Flights to Navi Mumbai: What It Means for Buyers in Navi Mumbai and Panvel

Hindustan Times reported that IndiGo and the Air India Group will gradually route some of their flying through Navi Mumbai's new airport, starting December 2026. The move gives the airport real traffic, but nothing here guarantees a price rise in nearby housing.

What happened?

Hindustan Times reported that IndiGo and Air India Group, together with Adani Airport Holdings Limited, which operates NMIA, announced phased changes to where their flights operate. The shift is linked to the planned rebuilding of Terminal 1 at the older Mumbai airport, which is expected to be done by 2030.

According to the newspaper, Air India Express will begin with four daily domestic flights from December 2026. It will then move some West Asia services in stages, with Kuwait and existing Oman flights following from January 2027. The airline expects the transition to finish by the IATA Northern Summer 2027 season.

IndiGo plans to start international flights at NMIA in February 2027, moving 12 daily departures in stages and adding a daily Kathmandu service. Hindustan Times added that some airlines are still hesitant because road and rail access to NMIA remains a worry, and the matter has reached the Union civil aviation ministry.

Which sectors are affected?

  • Navi Mumbai International Airport (NMIA)
  • Navi Mumbai
  • Panvel
  • Mumbai airport Terminal 1 area
  • Airline and aviation operations

Potential impact

More scheduled flights give NMIA a visible operating base, and that tends to improve interest in homes and rentals within easy reach of the airport. Aircrew, airline staff and frequent flyers could look for housing in Navi Mumbai and Panvel, though the report gives no figures on jobs or housing demand.

The timeline is staged and partly dependent on decisions still to be taken. Hindustan Times noted that access to the airport is a concern for some carriers, so the pace of the shift could change. Price movement in any locality will depend on road and rail links, project quality and supply, and none of it is assured.
