Worli is India’s most expensive residential address on our data and one of its slowest-growing in percentage terms, and those two facts are connected. The average is ₹75,000 per sq ft, more than double the Mumbai city figure, and the gross yield is just 2.2%. From 2020 to 2025 prices compounded about 7.6% a year, yet no locality we track added more rupees per square foot. Buy Worli as a long-term store of family wealth with a sea view attached. Do not buy it for income, and do not buy it expecting the percentage gains of India’s newer corridors.

Worli property price per sq ft today

Our research desk puts the 2025 Worli average at ₹75,000 per sq ft. For context, the Mumbai city average on our file is ₹32,000, so Worli trades at about 2.3 times the city. It is also 2.3 times Golf Course Road in Gurgaon, the most expensive NCR locality we track. A 1,500 sq ft apartment at the average costs roughly ₹11.25 crore before stamp duty; ₹10 crore buys about 1,330 sq ft.

Averages hide a lot here. In a Worli tower, a sea-facing flat on a high floor and a city-facing flat twenty floors lower can differ by a margin that dwarfs the difference between two neighbourhoods elsewhere. Treat ₹75,000 as the centre of a wide range.

Over five years that is a 44% rise, or 7.6% a year compounded. It is the lowest percentage growth of any locality we publish. Golf Course Road, by comparison, compounded at about 17% a year.

Now look at rupees. Worli added ₹23,000 per sq ft between 2020 and 2025, more than any other locality we cover. Golf Course Road added ₹17,500. So a buyer of a 2,000 sq ft Worli flat gained more in absolute wealth than a Golf Course Road buyer of the same size, while earning a lower percentage return on a much larger outlay. Which number matters depends on what you are trying to do. If you are deploying a fixed sum and want the best return on it, percentages win. If you are parking a very large sum that has to go somewhere, the rupee line and the stability of the series matter more.

Steady by design: why Worli does not boom

The yearly changes on Worli ran between 5.6% and 10% for five straight years. Gurgaon’s corridors swung from single digits to above 30% and back over the same period. That narrow band is typical of a mature trophy market with a deep, wealthy buyer base and very limited land, where the price has long since discounted the obvious good news.

The infrastructure list tells the same story. The Bandra–Worli Sea Link has been part of the address for years. The Coastal Road is running, and our file lists its full completion as upcoming. Metro Line 3, the Aqua Line, now serves the area. A Worli–Sewri connector is listed as upcoming. Each has helped, but none produced a Dwarka-Expressway-style jump, because Worli was already priced as central Mumbai before the newer links arrived.

Sea view and floor height: where Worli value actually sits

Our analysts’ advice is to pay for the view and the floor, because those hold value disproportionately. The reason is structural. A sea view in Worli cannot be manufactured; once the frontage is built out, it is fixed. City-facing stock, by contrast, competes with every new tower that goes up behind it.

  • Pay up for a protected sea view rather than a “partial” one that the next redevelopment could block.
  • Higher floors command premiums, but our research on Lodha World Towers notes that premium floors also carry wide gaps between asking and achieved prices. Budget for a slower sale.
  • Society charges in supertall buildings are high. Include them in your holding cost before comparing yields.
  • Hospitality neighbours, including the Four Seasons and St. Regis cluster and the sea-facing promenade, are part of what you are paying for in the per-foot rate, whether or not your own unit faces them.

Lodha World Towers as the Worli benchmark

The one fully researched Worli project in our data is Lodha World Towers in Upper Worli, a delivered three-tower development with 690 units. Its price of about ₹75,000 per sq ft matches the locality average almost exactly, which makes it a clean benchmark. Its own price history, from ₹55,000 in 2021 to ₹75,000 in 2025, works out to about 8% a year, marginally ahead of the locality.

Oberoi Elysian, our other researched Mumbai project, is in Oberoi Garden City, Goregaon East, not Worli. At about ₹42,000 per sq ft it belongs to a different market, so don't use it as a Worli price comparison.

Rent in Worli: the 45-year payback

At 2.2% gross yield, annual rent is about ₹1,650 per sq ft, or roughly ₹137 a month. A 1,500 sq ft flat therefore rents for around ₹2 lakh a month, against a capital value above ₹11 crore. Divide the price by a year’s rent and you get about 45 years, the longest payback of any locality we track. Mumbai’s city-wide yield of 2.6% implies closer to 38 years. After society charges and property tax, net yield is lower still.

That does not make Worli a bad buy. It makes it a particular kind of buy. The buyers our research desk sees here are ultra-high-net-worth families and global Indians relocating to South-Central Mumbai. For them, the rent is incidental, the location is the purpose, and resale depth is the insurance.

Reasons for caution

  • Leverage and Worli do not mix. At a 2.2% yield, rent will not cover a meaningful share of any loan.
  • The yearly gain slowed to 5.6% in 2025. At that pace, transaction costs take a real bite out of a short hold.
  • Large redevelopment projects can change sightlines. Check the plot behind and in front of the unit you are buying.
