Litigation history

Land: YEIDA cancelled JAL’s ~1,000 ha Sports City allotment on 12 Feb 2020 over unpaid dues (YEIDA claims ~₹3,621 Cr; JAL says ~₹1,483 Cr). The Allahabad HC upheld the cancellation on 10 Mar 2025 and made YEIDA responsible for completing JAL’s unfinished housing on stage-based deadlines. JAL filed an SLP in the Supreme Court in Apr 2025, reported still pending in 2026; no verdict found. Insolvency: NCLT admitted JAL to CIRP on 3 Jun 2024 (ICICI Bank / SBI). The CoC approved Adani Enterprises’ ₹14,535 Cr plan on 19 Nov 2025, NCLT approved it on 17 Mar 2026 and NCLAT dismissed Vedanta’s challenge on 4 May 2026; Adani has filed a caveat in the Supreme Court. JAL was delisted on 18 Jun 2026 with nothing paid to shareholders. Reports say the Adani plan does not by itself settle the land cancellation.

RERA compliance

Sports City sub-project RERA numbers could not be verified on up-rera.in. Completion of JAL’s unfinished housing is under YEIDA supervision by High Court order, not under JAL’s own RERA timelines.

Financial strength

Went through insolvency (CIRP from Jun 2024) and is now owned by Adani Enterprises under an approved resolution plan; delisted 18 Jun 2026.

Buyer guidance

Should You Buy a Jaiprakash Associates (JAL) Project?

Jaiprakash Associates (JAL) carries more risk than most developers we rate. If you are considering one of its projects, favour completed or nearly completed towers, compare the promised and actual completion dates of its last few projects on the state RERA portal, confirm the project's escrow account and RERA progress, and avoid large upfront payments.

Check before you book

  1. RERA registration and quarterly progress for the exact project and tower you are buying.
  2. Credit ratings and company filings, because Jaiprakash Associates (JAL) is privately held and does not publish audited results.
  3. That 70% of buyer payments go into the project's separate escrow account, as RERA requires.
  4. Delivery record: compare the promised and actual completion dates of its last few projects on the state RERA portal.
  5. Why one of its projects is flagged as stalled or under a status warning on our records, and whether that affects the project you are considering.

The bottom line

Our Verdict

Do not buy into JAL’s own Sports City sub-projects; existing buyers should track YEIDA’s completion process and the pending Supreme Court appeal rather than the developer.
