Prestige Bougainvillea Gardens

Prestige Bougainvillea Gardens is a planned housing project by Bengaluru-based Prestige Estates Projects in Sector 150, Noida, in Uttar Pradesh's Gautam Buddha Nagar district, being developed in a joint venture with ACE Group. It is not registered with UP RERA. On 30 July 2026 Prestige told analysts it was awaiting building-plan approval, would then register the project, and expected to launch it in the October-December 2026 quarter.

Searches for "Prestige Sector 150" or "Prestige Noida" usually mean this project. Prestige's other homes in Uttar Pradesh, the phases of The Prestige City, are in Ghaziabad, not Noida.

No. UP RERA's register of registered projects, checked on 4 October 2026 with entries up to 30 September 2026, lists no Prestige project in Gautam Buddha Nagar district. Prestige's chairman set out the order of events on the 30 July call: the Sports City master plan for Sector 150 had finally been approved, the company was waiting for building plans, and RERA registration and the launch would follow.

Marketing websites already quote a RERA number, unit counts, a land area, flat types and prices. None of those figures appears in Prestige's filings or on UP RERA, so treat them as unverified.

Prestige's investor presentation for April-June 2026 lists Bougainvillea Gardens among its Delhi-NCR upcoming projects with 2.74 million sq ft of developable area, a 72% economic interest for Prestige and a FY27 launch.

The project has sat in that pipeline for years. When Prestige announced the tie-up in September 2019, it put the ACE-owned site at around 15 acres and the development at about 2 million sq ft with more than 1,000 units, and aimed to launch that year. Its presentation for the quarter to March 2021 listed 2.90 million sq ft; two years later the figure was 3.10 million sq ft with a FY24 launch. In October 2023 the chairman said approval for the Sector 150 site had been stuck for a long time.

Don't pay a booking amount or an expression-of-interest deposit until the project has a UP RERA number you can look up yourself on up-rera.in. Once it registers, check which company is the promoter, since this is a joint venture with ACE Group, and which Sports City plot the project stands on.

That plot detail matters. The Times of India reported that under the plan placed before the Supreme Court, Sports City developers pay 20% of their outstanding dues to Noida Authority within two months of revised layout approval and the rest over three years. Ask how those dues stand for this land. ACE has separately registered a Sector 150 project of its own, ACE Arte, and we found no statement from either company on whether the two are connected.
