ACE Arte

ACE Arte is a 784-flat housing project by ACE Group on Plot SC-02/G in Sector 150, Noida, in the Gautam Buddha Nagar district of Uttar Pradesh. UP RERA registered it on 28 July 2026 as UPRERAPRJ528653/07/2026, with ACE Infracity Developers Pvt Ltd as promoter and 15 February 2031 as the declared completion date. It is a new launch: ACE dates its launch press coverage to 28 August 2026.

You'll see the name written as ACE Arte, Ace Arte or ACE ARTE; it is the same project. UP RERA files it as a mixed project: a small block of 11 shops sits beside the 11 residential towers. The homes are three- and four-bedroom flats, and ACE credits the design to the architect Hafeez Contractor.

The site address is Plot SC-02/G, Sector 150, Sports City, Noida 201310, in Dadri tehsil, and Noida Authority is the approving body. ACE's project website places it near the Noida-Greater Noida Expressway, the Sector 148 station on the Aqua Line metro and ACE's own Medley Avenue shopping complex. It gives drive times rather than distances, so we don't repeat them here.

The plot lies in Sector 150's Sports City, the scheme under which Noida Authority allotted two large Sector 150 parcels, to Logix Infra and Lotus Greens, with 70% of all Sports City land meant for sports use. The Times of India has reported that the Authority halted map approvals and occupancy processes in every Sports City project on 18 January 2021 after a CAG audit, and that the Supreme Court ordered that ban lifted on 24 November 2025.

ACE Arte's RERA file records the approvals that came next for this plot: a master layout approval dated 6 May 2026 and a building-plan sanction dated 9 June 2026. Registration followed seven weeks after the sanction.

The plot measures 60,000.54 sq m, about 14.8 acres, which ACE rounds up to 15.

Carpet areas run from 85.33 to 95.02 sq m (about 918 to 1,023 sq ft) for the three-bedroom flats, 123.79 to 135.11 sq m (about 1,332 to 1,454 sq ft) in the B towers and 192.32 to 212.49 sq m (about 2,070 to 2,287 sq ft) in the A towers. Sales sheets usually quote bigger super areas, so compare like with like.

A provisional fire NOC issued on 24 April 2026 covers 13 blocks, with towers of 21 to 24 floors over a single basement and the tallest at 84.25 metres. ACE says about 80% of the site is open, with roughly 9 acres of gardens and greens. Its amenity list runs to a clubhouse and gym, squash, padel, badminton, pickleball and basketball courts, a cricket pitch, an amphitheatre, a banquet lawn and play areas for children. The specification sheet filed with RERA promises imported or Italian marble in living rooms and kitchens, laminated wood floors in bedrooms and a modular kitchen.

Yes. The UP RERA record gives a 55-month project period, a proposed start date of 15 August 2026 and completion by 15 February 2031. Noida Authority's building-plan sanction, numbered Noida/Planning/2026/1328, is dated 9 June 2026 and valid until 9 June 2031.

The file also carries a CERSAI asset search, run on 8 April 2026, that found no registered charge against plot SC-02/G. RERA shows no complaints about this project. Across the promoter's four registered projects it records 16 complaints, two of them still at the registration stage. No occupancy certificate has been issued, which is normal for a project registered this year.

The promoter, ACE Infracity Developers Pvt Ltd, has its registered office in Sector 126, Noida. UP RERA lists the same company as promoter of ACE Parkway in Sector 150 and of the two phases of Godrej Palm Retreat. ACE Parkway's declared completion date of 31 December 2021 was extended twice, first by six months for the Covid-19 pandemic and then to 29 June 2023.

The land is leasehold. ACE's application form says Noida allotted the plot by a letter of 16 March 2015 and signed the lease deed on 7 April 2015, and it lists a one-time lease rent among buyers' charges. The proforma allotment letter calls SC-02/G a commercial plot, and Noida's 2015 allotment letter carries a commercial file number.

One point of possible confusion. Prestige Group has a Sector 150 joint venture with ACE, Prestige Bougainvillea Gardens, which it still lists among its upcoming launches. ACE Arte's registration names only ACE Infracity, and nothing in its RERA file mentions Prestige.

ACE hasn't put a price list on its project website, and the UP RERA pages we reviewed don't show unit prices. Prices circulating on broker sites aren't verified, so we haven't printed them.

ACE's application form does set out the cost heads: the basic selling price, a one-time lease rent, an interest-free maintenance security deposit and dual-meter charges, with other charges to be intimated at possession. All rates exclude taxes, and stamp duty and registration are extra. Get every head in writing before you compare offers.

Pay only into the project's RERA collection account. The registration names it as ACE Infracity Developers' collection account for ACE Arte at ICICI Bank's Sector 132 branch in Noida.

Ask ACE for proof that Sports City dues on SC-02/G are being paid. Under the plan placed before the Supreme Court, developers pay 20% of outstanding dues to Noida Authority within two months of the revised master plan's approval and the rest in six half-yearly instalments over three years, the Times of India reported.

Check the tower, too. And ask for two figures to be corrected in writing: one row of the RERA table lists four B1 flats at 1,325.11 sq m, almost certainly a slip for 135.11 sq m, and ACE quotes its clubhouse at about 50,000 sq ft while its own footnote gives 4,180.6 sq m, roughly 45,000 sq ft.
