Casagrand Evon

Our earlier record put Casagrand Evon in Chennai. That's wrong: the developer places the project in Kompally, in the north of Hyderabad in Telangana, and it is registered with Telangana's RERA and holds a building permit from the Hyderabad Metropolitan Development Authority (HMDA). The Chennai link is the developer's own: Casagrand Premier Builder Limited has its registered office in Thiruvanmiyur, Chennai.

Casagrand describes the neighbourhood in drive times. It puts National Highway 44 at 2 minutes, the Kompally bus stop and Ankura Hospital at 3 minutes, and St Ann's and Delhi World Public School at 5 minutes. Suchitra MMTS station is listed at 10 minutes, Kandlakoya IT Park at 15, Paradise metro station at 18 and Secunderabad railway station at 30. Cinepolis Kompally and Fox Sagar Lake are each put at 8 minutes, Hakimpet Air Force Station at 20 and Genome Valley at 30.

Casagrand's own area guide places Kompally along the old NH-7 corridor in the northern part of the city and says the airport at Shamshabad is about 49 km away via NH 44. The guide names HITEC City and Gachibowli as reachable via the Outer Ring Road but gives no distance to either.

Casagrand describes 579 three- and four-bedroom apartments on 6.8 acres, in buildings of two basements, a ground floor and 11 upper floors. The project page doesn't state how many towers there are.

Two figures on Casagrand's own pages don't match. The project page claims 67% open space while the company's Kompally guide says 62%, and the clubhouse is given as 35,000 sq ft over 4 floors in one paragraph but as 34,860 sq ft elsewhere on the page. The developer counts 100+ amenities across the site, among them a zen garden and a reflexology walkway.

The clubhouse terrace is planned with a rooftop pool and kids' pool, a party deck, a barbecue counter and an outdoor movie screen. Indoors there are badminton and squash courts, a yoga room and an aerobics floor; outside, the list adds a skating rink, trampoline, cricket pitch, cycle track and a connecting bridge with an observatory deck.

The specification sheet promises an RCC frame designed for seismic Zone 2, a floor-to-floor height of 2,930 mm, piped gas to all towers and full backup power for common amenities such as the clubhouse and lifts. Inside the flats, backup is rated at 500 W for a 3 BHK and 650 W for a 4 BHK.

Casagrand sells Evon partly on Vaastu planning. It says every flat has its main door facing east, west or north, the master bedroom in the south-west and the kitchen in the south-east with an east-facing hob, and that no flat has a toilet in the south-west or north-east corner.

The specification lists 1200 x 1800 mm vitrified tiles for the main floors, an engineered main door of 1200 x 2400 mm with a digital lock, and aluminium sliding windows with a mosquito-mesh shutter. Toilets are at least 9 ft by 5 ft, and the developer says the windows are 8 ft tall.

The project page cites Telangana RERA registration P02200009350 and an HMDA building permit numbered 013326/BP/HMDA/2977/MED/2023. It doesn't give a start date, a RERA completion date or a possession date.

We couldn't retrieve the registration's dates from the Telangana RERA portal for this page, and dates that circulate on listing sites aren't sources we use. Treat any possession date you're quoted as unverified until you've read it on the RERA certificate.

Casagrand's site-progress gallery has entries labelled July 2025 and August 2026, and the developer reports 173 of the 579 units sold. The project is under construction.

The company named across the project website is Casagrand Premier Builder Limited (CIN U70101TN2003PLC051989), which also lists a Hyderabad office in Gachibowli. The project page doesn't say whether it is the RERA promoter on its own, or whether the land is owned outright or held under a development agreement with landowners.

Casagrand is building a second, smaller project in the same locality. Casagrand Hennessy, registered as P02200010760, is described as 213 homes on 3.72 acres; anyone visiting sites or collecting brochures in Kompally should check which registration number is on their paperwork.

We found no reporting in the mainstream business press on Evon's construction or on any dispute, so this project's delivery record can't yet be judged. Apart from Telangana RERA's own filings, which we couldn't retrieve, Casagrand's progress photos are the only public construction record we found.

Casagrand's price table puts 3 BHK units of 2,075 to 2,080 sq ft at Rs 1.72 crore to Rs 1.73 crore, while 4 BHK units of 2,850 sq ft start at Rs 2.37 crore, both worked out at Rs 7,599 per sq ft. The sizes are labelled built-up area, not RERA carpet area.

The table doesn't say whether GST, car parking, clubhouse membership, a corpus fund or maintenance deposits are included, and none of these is published separately. The page carries no date for the price list, so check it is current.

Read the completion date on the Telangana RERA certificate for P02200009350 and make sure your agreement for sale carries the same date. Ask for the RERA carpet area of your unit, since the published prices are worked out on built-up area.

Ask Casagrand to settle the open-space figure, 67% or 62%, and the clubhouse size in writing, and to show you the approved layout under the HMDA permit. Find out who holds title to the land and whether landowners hold a share of the flats, which affects which units are on sale.

Get a full cost sheet listing GST, parking, clubhouse and maintenance charges, and make sure the amenity schedule in the agreement names the rooftop pool and piped gas. The Vaastu claims are marketing statements, not RERA disclosures, so check them against the plan of the flat you're offered. And because Casagrand has two projects in Kompally, confirm that the RERA number on your receipt is P02200009350 and not Hennessy's.
