Saumitra Vihar RERA Nod: What It Means for Plot Buyers in Lucknow

What happened?

Hindustan Times reported that the Uttar Pradesh Housing and Development Board has secured RERA registration for Saumitra Vihar, a plotted township on New Jail Road in Gosainganj, Lucknow. The board's commissioner, Anil Dhingra, told the paper the regulator had cleared the scheme, whose estimated cost is ₹1,612.8 crore.

According to the report, the township covers nearly 270 acres and is planned as 2,036 plots across 12 sectors. Around 400 plots are expected in the first phase, with the rest to follow later. The board is aiming for a launch near Diwali, and officials said work on roads and sewer lines has already started.

The paper put the estimated rate at ₹2,510 per sq ft. It compared this with roughly ₹2,800 per sq ft at the LDA's Varun Vihar, and about ₹3,810 and ₹3,800 per sq ft at Anant Nagar and Naimish Nagar. Hindustan Times also noted that the scheme was first meant to open during the Maha Kumbh in early 2025, but paperwork held it up.

Which sectors are affected?

  • Saumitra Vihar, New Jail Road, Gosainganj, Lucknow
  • Lucknow residential plot market
  • LDA plotted schemes (Varun Vihar, Anant Nagar, Naimish Nagar)
  • Sultanpur-Rae Bareli Road and Purvanchal Expressway belt

Potential impact

If the board holds close to the estimated rate, Saumitra Vihar would give plot seekers a cheaper entry point than the LDA schemes named in the report. Our data puts Lucknow's average at ₹5,200 per sq ft, though that figure covers all property types and is not a like-for-like plot comparison. A lower-priced supply of 400 plots in the first phase could draw some demand away from LDA schemes, though the effect on resale prices is hard to predict.

The rate is an estimate and not an offer. Hindustan Times said the actual allotment prices, the plot sizes on offer and the dates for applications will be fixed only when the board formally announces the launch. This scheme has already slipped by almost two years, so another delay is possible. Regulatory approval removes one hurdle, but it does not guarantee that the plots will be ready, or that values will rise after allotment.
