Mumbai Airport T2 Slot Squeeze: What It Means for Property Prices in Navi Mumbai

Mumbai's airport operator has asked airlines to choose between moving some international flights to Navi Mumbai or pausing them until 2030. Nothing is settled, but the dispute puts Navi Mumbai airport at the centre of the city's flight planning.

What happened?

The Times of India reported that Mumbai International Airport Ltd (MIAL) wrote to airlines on Monday. It said about five million passengers a year of capacity at Terminal 2 has to be held back from the summer 2027 schedule. Airlines can move a third of their international departures from T2 to Navi Mumbai, stop those flights from Mumbai until 2030, or propose another option.

According to the newspaper, this follows a dispute that began on Oct 1. MIAL then proposed removing 265 of the 770 weekly international departure slots from Oct 25. The aim is to make room at T2 for domestic travellers displaced while Terminal 1 is rebuilt in phases. MIAL says historical slots will be maintained and restored when T1 work finishes in 2030.

The airlines' committee has rejected the shift to Navi Mumbai. It says carriers never agreed to it, and it has asked for capacity data and a detailed T1 plan. The Times of India said the two sides are due to meet again on Oct 28. The first T1 phase was scheduled for Jan 15, 2027.

Potential impact

If some international flights do move to Navi Mumbai, that would give the new airport a more serious traffic base and strengthen the case for housing around it, including Panvel. That is the optimistic reading, and it rests on a plan that airlines have so far refused. Carriers could keep their Mumbai slots, bargain for a different arrangement, or delay, so the timing and scale are unknown.

Price effects, if any, would likely be gradual and uneven. Much of the good news may already sit in launch prices near the new airport, and a restricted T2 is a temporary arrangement tied to the T1 rebuild. Mumbai itself averages about ₹32,000 per sq ft in our data, and the city's rental yield is about 2.6%. A headline about flight slots will not by itself move those figures. Buyers should treat this as one demand signal among many, not a forecast.
