LDA Wellness City Plot Rates: What It Means for Buyers in Lucknow's Sultanpur Road Belt
Hindustan Times reports that the Lucknow Development Authority expects Wellness City plots to be priced above ₹5,500 per sq ft. That is well above the authority's other schemes, so buyers should budget for a higher entry cost.

Illustrative What happened?
Hindustan Times reported that the Lucknow Development Authority (LDA) is proposing rates of over ₹5,500 per sq ft for Wellness City, a 485-hectare scheme planned between Sultanpur Road and Kisan Path. The paper quoted LDA secretary Sushil Pratap Singh as linking the expected rate to the site's closeness to the Green Corridor and to what it costs to develop.
According to the report, officials are also counting the cost of building embankments and other infrastructure in the project's expenses. The scheme is meant to be a healthcare and wellness hub across seven villages, with super-speciality hospitals, a medical college, diagnostic centres and meditation facilities, alongside housing.
Hindustan Times said the authority plans to launch Wellness City together with its IT City scheme, where plots are expected near ₹4,000 per sq ft. For comparison, it listed an estimated ₹2,510 per sq ft for the Housing and Development Board's Saumitra Vihar, about ₹2,800 in Varun Vihar, and roughly ₹3,810 and ₹3,800 in Anant Nagar and Naimish Nagar. A senior LDA official also said private colonisers near the site already sell land at ₹6,000 to ₹7,000 per sq ft.
Which sectors are affected?

- LDA plotted housing schemes
- IT City scheme along Sultanpur Road
- Private plotted land near Wellness City
- Healthcare and wellness real estate in Lucknow
Potential impact
These are proposed rates, not final ones, and the report does not say when the scheme will launch or when plots will be handed over. If LDA holds to a figure above ₹5,500, it would be the highest among the schemes the report lists. It would also sit close to Lucknow's city-wide average of ₹5,200 per sq ft in our data, which is unusual for an authority scheme.
The benchmark could pull nearby asking prices up, since private sellers already quote more than the LDA figure. It could also cut the other way: if buyers see LDA plots as the cheaper way into the area, demand may move to the authority's allotment instead of private land. Much depends on the final rate, the allotment process and how quickly the hospitals and other facilities actually come up. Nothing here guarantees appreciation.
