What happened?

Hyderabad Mail reported on 4 October 2026 that members of the Bhagyanagar Cooperative Housing Society say their claim to 286 acres in Survey No. 1007, Kukatpally, is under pressure. The society puts the worth of the land at more than ₹50,000 crore. That figure is the members' own estimate. It rests on a per-acre rate of ₹150 crore to ₹300 crore that they assume for the area.

According to the paper, court records show the society claimed agreements over five parcels that add up to 286 acres. It also obtained court decrees and registered sale deeds for parts of the land. Competing claims involve the successors of Nawab Rayees Yar Jung Bahadur, and court records mention other parties, including Prime Properties.

The members allege that rival documents were created, that intermediaries are offering settlements in return for withdrawn cases, and that one settlement covering 22 acres has already happened. They also allege that building permissions were obstructed after 2014. Hyderabad Mail notes that these are allegations within ongoing litigation and have not been established as fact. The report does not say when the courts might rule.
