What happened?

The Hindu reported that IndiGo and Adani Airport Holdings Ltd will move 12 daily international departures from Mumbai's main airport to the new Navi Mumbai airport from February 2027. The routes named include Gulf cities, Dhaka and Jakarta.

According to The Hindu, IndiGo will also move the domestic flights that feed these services, so passengers can change planes within the same airport. A daily Kathmandu service will be added, which takes IndiGo's international list at the new airport to 12 destinations between February and July 2027.

The Hindu added that exact dates will be announced only after coordination is done and operating approvals are in place. The move is also tied to redevelopment of the older airport's first terminal by 2030.

Which sectors are affected?

  • Navi Mumbai
  • Mumbai Metropolitan Region
  • Residential real estate near the new airport
  • Rental housing
  • Airport-linked commercial and hospitality

Potential impact

A scheduled airline commitment is stronger evidence than a plan on paper. It suggests the new airport will carry steady international traffic, and that can support interest in housing and rentals in nearby parts of Navi Mumbai. Areas such as Ulwe and Panvel are the ones buyers usually link to the airport, but this story does not give us distances or price data for them.

The effect on prices should not be assumed. Final dates are not fixed, approvals are pending, and much of the benefit may already be reflected in asking prices. Mumbai's average of 32000 per sq ft in our data is a city-wide figure and says little about any one micro-market. Treat this as a demand signal, not a guarantee of appreciation.
