Indiranagar Flyover Scaled Down: What It Means for Property Prices in Indiranagar
Deccan Herald reported that B-SMILE has dropped the Indiranagar stretch of its proposed elevated road, while keeping other sections. For local owners and buyers, the immediate effect is less disruption risk, but the revised alignment is still unsettled.

Illustrative What happened?
Deccan Herald reported that Bengaluru Smart Infrastructure Ltd (B-SMILE) has removed the section between Old Madras Road and Domlur from its planned 11.62-km elevated road. That section would have run over the Indiranagar 80 feet and 100 feet roads, which residents had opposed because of the effect on trees and the residential feel of the area.
According to the paper, the elevated road will still continue along the Inner Ring Road from Domlur to the Ejipura flyover that is already under construction. The Hosur Road section between Central Silk Board and Madiwala is also retained. The original plan was estimated at Rs 1,300 crore, and bidder selection was reported to be almost final.
Deccan Herald quoted a senior Greater Bengaluru Authority official as saying the alignment is being modified and the project has been scaled down rather than dropped. The paper also noted that tenders for the remaining three of the 11 approved flyovers, which include this corridor, have yet to be floated. The revised design has not been described in detail.
Which sectors are affected?
- Indiranagar 80 feet road and 100 feet road
- CMH Road
- Old Madras Road to Domlur
- Inner Ring Road (Domlur to Ejipura)
- Hosur Road (Central Silk Board to Madiwala)

| Project | To | Distance |
|---|---|---|
| Embassy Boulevard | Bellary–Airport Road | 1 km |
| Prestige Tech Park | Radisson Blu Hotel, Bengaluru Outer Ring Road | 2 km |

| Embassy Springs | Hyderabad–Bangalore highway (NH 44) | 4 km |
| Brigade Tech Gardens | M. G. Road (CBD) | 12 km |
Potential impact
For homes and shops along the Indiranagar roads, the removal of the flyover cuts the risk of land acquisition, construction disruption and a loss of the tree cover that many residents value. That could help preserve the area's appeal as a residential address, though we do not have local price data to measure any change, and a decision like this rarely moves prices on its own. Bengaluru's average sits at 12,800 per sq ft in our data, and Indiranagar will usually trade above that for reasons unrelated to this project.
The flip side is that traffic on these roads is not being eased by this project, so congestion may remain a daily irritant. The final alignment is still being modified, so the picture could change, and buyers should not treat the current reports as a settled outcome.
