Gurugram Metro Phase 2 Tender: What It Means for Property Prices Near Cyber Hub

Hindustan Times reported that Gurugram Metro Rail Ltd (GMRL) has floated a tender for building the Phase 2 priority corridor between Sector 9 and DLF Cyber Hub. According to the paper, officials put the cost at ₹1,662 crore, with World Bank financing. The scope covers a 14.2-km line, 13 stations, and double-decker structures at Bajghera and on Old Delhi Road.
The tender document, as described by Hindustan Times, lists the stations. They include Sector 7, Ashok Vihar, Bajghera Road, Palam Vihar, Sector 23A, Udyog Vihar Phase-4 and Phase-5, and Cyber City. Officials said bids are accepted from November 9 to November 18, and the work is to be finished within 30 months of the award.
The paper also noted that Phase 1, a 15.2-km stretch from Millennium City Centre to Sector 9, is under construction, with roughly 15 per cent of the physical work done. The contractor must also draw up traffic diversion plans with Gurugram Traffic Police, since work will run along busy roads.

Potential impact
A tender is a real step, but it is not a finished line. Bids still have to be evaluated, a contractor appointed, and the work completed, and the 30-month window only starts at the award. Phase 1 is only about 15 per cent built, so a Phase 2 opening date is uncertain. Buyers should not assume the full corridor will run soon.
If the line is built as described, the stretches linking residential pockets such as Palam Vihar with the Cyber City and Udyog Vihar office clusters could see stronger demand for homes and offices. Gurugram's city-wide average in our data is ₹16,500 per sq ft, with a rental yield of 3.2%. Any metro effect on a given sector would be gradual and uneven. Construction-phase diversions and the double-decker work on Old Delhi Road and at Bajghera may also cause disruption in the meantime.
