Gurugram Metro Phase 2 Pre-Construction Tender: What It Means for Buyers in Old Gurgaon

GMRL has invited bids for a separate contract to clear utilities and prepare roads ahead of the Phase 2 civil work. It reduces one source of delay, but the metro is still a plan until the main contractor is appointed and starts work.

What happened?

Hindustan Times reported that Gurugram Metro Rail Limited (GMRL) has issued a single tender, worth ₹62 crore, for work that normally follows the civil award: relocating power cables and water, sewer and gas lines, clearing trees and temporary structures, widening roads and managing traffic. The chosen contractor will also check the utility survey GMRL has already done.

According to the paper, GMRL's reasoning is that Phase 1 suffered when utilities were moved piece by piece during construction, particularly on the Hero Honda Chowk to Umang Bhardwaj Chowk section. For Phase 2, the agency wants sites handed over clear before the civil contractor arrives.

The Times of India added that the preparatory package is estimated at Rs 62.2 crore with a nine-month schedule. It said the Phase 2 line runs 14.2 km between Sector 9 and Cyber City with 13 stations, and that the main civil tender is valued at Rs 1,662 crore with a 30-month build window once awarded. It also noted that Phase 1 civil work is about 30% complete.

Which sectors are affected?

  • Gurugram Metro Phase 2 corridor
  • Sector 9 to Cyber City alignment
  • Old Gurgaon residential sectors
  • Palam Vihar and Palam Vihar Extension
  • Udyog Vihar and Cyber City employment hubs
  • Bajghera Road and Old Delhi Road

Potential impact

A tender for preparatory work does not mean trains are close. It does reduce one known cause of delay, because the main contractor should receive cleared sites. For homes in the sectors the line is meant to serve, that makes the metro a somewhat more credible factor in pricing, but the effect on values is likely to build slowly and only as milestones are actually met.

In the meantime, the work itself involves road widening, diversions and tree removal in already congested areas, which can make daily movement harder and may weigh on rents or sentiment for some streets. Gurgaon's citywide average is around ₹16,500 per sq ft in our data, but we have no corridor-specific price trend here, so any local premium should be treated as unproven until construction progresses.
