Dwarka Expressway Hospital Delay: What It Means for Buyers in Gurugram's Corridor Sectors

A residents' association has written to the state government because the large public hospital planned for the Dwarka Expressway belt still has no start date for patient services. Until one is fixed, healthcare remains a gap in the corridor's livability case.

What happened?

The Tribune reported that the DXP-GDA, a residents' body for the Dwarka Expressway area, sent a letter dated October 17 to the Chief Minister, with a copy to the GMDA chief executive. Its Deputy Convener, Sunil Sareen, said the hospital is important for the city and the corridor but has stayed non-operational years after it was started.

According to The Tribune, the letter cites two dates. The construction deadline has been pushed to December 31, 2026, and bids for the PPP contract to run and maintain the hospital are due to open on October 30, 2026. The association stressed that finishing construction does not mean patients will be treated, since no firm date exists for services to begin.

The Tribune said the project combines a large teaching hospital with a medical college for 150 students. The association asked for a high-level review of pending bottlenecks, a published roadmap covering approvals, equipment, staffing and patient services, and regular progress reports from GMDA.

Which sectors are affected?

  • Dwarka Expressway, Gurugram
  • Sector 103, Dwarka Expressway
  • Sector 106, Dwarka Expressway
  • Gurugram healthcare infrastructure

Current property prices

Dwarka Expressway average: ↑ 8% year on year (2024→2025), from our locality data.

Godrej Vrikshya ₹15,000/sq ft
Sobha Altus ₹22,000/sq ft

Potential impact

The hospital is a plan with a construction deadline, not a working facility. Two steps remain after the building is done: appointing a private operator through the PPP tender, and then equipment, staffing and approvals. Each can slip, so buyers should not assume services will start soon after December 2026.

For prices, the effect is probably gradual rather than sudden. Our data puts the corridor's average at ₹13,500 per sq ft with a year-on-year rise of 8% between 2024 and 2025, so demand has held up despite the gap. A visible delay may make some families, especially those with older members, hesitate or ask for a discount. A confirmed opening date, if it comes, would remove that doubt. Neither outcome is guaranteed.

Projects to watch

  • Its address is Sector 103 on the Dwarka Expressway, the corridor the association's letter concerns; our data lists Manipal Hospital Palam Vihar as the sourced hospital distance, at 6 km.

  • Sobha Altus Strong Buy

Its address is Sector 106 on the Dwarka Expressway, within the corridor the letter covers, so a firm hospital date would matter to its residents.
