Cyber City Flyover and Underpass Approved: What It Means for Buyers in Gurugram
NHAI has given DLF in-principle approval for two traffic structures on the highway edge of Gurugram's Cyber City office district. They could make commutes there easier, but both are still approvals on paper and no construction timeline has been reported.

The Hindustan Times reported that NHAI issued in-principle approval to DLF for two structures on the Delhi-Gurgaon Expressway stretch: a three-lane elevated road toward Cyber City and a three-lane underpass starting at Moulsari Avenue and leading toward Delhi. The stated aim is to ease congestion between Sirhaul and Shankar Chowk.
According to the Hindustan Times, DLF carries the full cost and execution responsibility, with NHAI bearing no financial liability. A senior DLF official, who was not named, put the spend at ₹ 130 crore to ₹ 140 crore. The Times of India reported a different estimate of Rs 300 crore, so the cost is not settled.
The Times of India added that the elevated section would be roughly 1.3km long and run along the service road, and the underpass about 600 metres. It said the underpass would let traffic from DLF-3 bound for Delhi avoid the existing U-turn near Cyber City and the crowded Shankar Chowk junction. Both papers reported that NHAI wants detailed drawings, traffic studies and a construction-phase traffic plan approved before work starts. NHAI also wants any service road lanes lost to the flyover replaced at ground level.

Potential impact
If the structures are built as described, trips into and out of the Cyber City office cluster should become more predictable, particularly for Delhi-bound traffic from DLF-3. Better access tends to support demand for homes and offices that depend on that job centre, and it can help rents hold up. Any price effect is likely to be gradual and modest, and it cannot be assumed. Prices around Cyber City already reflect an established office market, and Gurgaon's city-wide average in our data is ₹16,500 per sq ft.
There are real caveats. This is an in-principle approval, not a started project, and several design and safety approvals are still pending. Construction on a busy highway edge can itself worsen traffic for a while, which is why NHAI is asking for a traffic plan at each stage. The Times of India also reported that DLF's own Downtown development is expected to add a large number of daily visitors, so part of the new capacity may simply absorb that extra traffic.
