Bakhtawar Chowk Flyover: What It Means for Property Prices in Gurugram Sectors
Hindustan Times reports that work on a double-decker flyover with a metro station at Bakhtawar Chowk is about to begin. It improves road and metro access for nearby sectors over time, but the benefit depends on the build actually being delivered.

Illustrative What happened?
Hindustan Times reported that construction of a double-decker structure at Bakhtawar Chowk in Gurugram is expected to start soon. Gurugram Metro Rail Limited (GMRL) and the Gurugram Metropolitan Development Authority (GMDA) are finishing the design and preparing to move utilities off the site, which include traffic signals, CCTV cameras and an electricity pole.
According to GMRL, as cited by the newspaper, the lower deck will carry an elevated road with three lanes each way. The upper deck will hold the metro viaduct and a station at the chowk. Two service lanes on each side of the ground level will handle local traffic.
The paper also said the design leaves room for an underpass that GMDA will build later, linking Sector 47 towards Medanta Hospital Road. A GMDA official told the paper that pillars for it will be put up along with the flyover so later work causes fewer problems. A joint site inspection took place on September 23, and both agencies described the design as nearly final.
Which sectors are affected?
- Bakhtawar Chowk

| DLF Cyber City | DLF Skywalks (intermodal connectivity) | 1 km |

| Signature Global Titanium SPR | Proposed SPR metro | 1.5 km |
| Godrej Vrikshya | Proposed corridor metro | 2 km |
Potential impact
Better road and metro access at a busy intersection usually makes nearby residential and commercial addresses easier to reach, and that can support demand and rents in the surrounding sectors. The effect is likely to be gradual and uneven, because buyers pay for access that exists, not access that is promised. Gurgaon already averages ₹16,500 per sq ft in our data, so a sharp one-time jump is unlikely to come from this news alone.
There are real caveats. Work has not started, the underpass is a later phase with no timeline in the report, and construction around a major junction can mean months of diversions and noise. Treat the story as a planned upgrade, not a finished one, and do not assume any fixed appreciation.
