Bakhtawar Chowk Flyover-Metro Stalemate: What It Means for Property Prices in Gurgaon's Inner Ring Road Belt
The Times of India reported that GMDA and GMRL disagree over how a combined road-and-metro structure at Bakhtawar Chowk should leave room for a later underpass. Until they settle, relief from jams and a metro stop at the junction stay on paper.

Illustrative What happened?
The Times of India reported that a dispute between GMDA and GMRL is holding up the design for a stacked road-and-metro structure on Netaji Subhash Marg at Bakhtawar Chowk. GMDA has withheld its clearance, saying GMRL has not fully followed the instructions issued by its chief executive. GMDA wants the metro pillars placed so that a six-lane underpass can be added later.
According to the same report, GMRL's plan has a six-lane elevated road of roughly 800 metres, with the metro track on top and both resting on shared pillars in the central median. GMRL says its drawings already allow for a future underpass and that it will hold fresh talks with GMDA. A GMDA official said the present layout would take up around 7-8 metres of space that other infrastructure could use, and pointed to the planned IKEA store and commercial development in Sector 47 as extra sources of traffic.
Hindustan Times reported that GMRL filed a revised design on October 1 after the GMDA chief executive asked for underpass provision, and that GMDA has now sought more changes. GMRL told HT that the roads on either side of the junction towards Sector 47 and Medicity are too narrow for six lanes. The Times of India added that GMDA has been working on easing this junction since 2021, and that the state government assigned the work to GMRL in April last year.

Potential impact
For now this is a delay story, not a cancellation. No construction start or completion date has been reported, and the design may change again. Homes and offices that were being marketed on the promise of a metro stop and smoother traffic at this junction should be valued on what exists today, not on the planned structure.
Price effects are hard to separate from the wider market, where our data shows a city-wide average of 16,500 per sq ft. A resolved design would probably help sentiment around the junction, while a long stalemate may keep the traffic problem, and the discount some buyers apply for it, in place. Nothing here guarantees a rise or fall in values.
