Baner is a place to live first and an investment second, and it is very good at the first. Our research desk scores its livability at 85, behind only Golf Course Road and Worli among the twelve localities we track, at an average of ₹12,500 per sq ft with a 3.6% gross yield. Price growth has been modest: about 10.5% a year compounded since 2020, slower than the Pune city average, and just 5% in 2025. The Metro Line 3 upside is real but already partly in the price. That puts it about 19% above the Pune city average of ₹10,500 on our file, which is the premium you pay for west-Pune convenience: Hinjewadi on one side, the city on the other, and cafés, offices and hospitals in between. A 1,500 sq ft flat costs about ₹1.9 crore at the average. ₹1 crore buys roughly 800 sq ft; ₹2 crore about 1,600 sq ft.

Slower than Pune: the number buyers do not expect

From 2020 to 2025 Baner rose about 64%. The Pune city average on our file rose 71% over five years. So Pune’s best-known premium locality grew more slowly than the city as a whole. Its compound annual growth rate, the constant yearly rate that links the 2020 and 2025 prices, is about 10.5%. Among the twelve localities we publish, only Worli grew more slowly, and Baner’s 5% gain in 2025 was the smallest single-year rise on our entire list that year.

This is what a mature end-user market looks like. Baner started the period expensive, at a 25% premium to Bengaluru’s Whitefield. By 2025 that premium had shrunk to 9%. The locality has not become worse; other markets have simply caught up to it. For you, that means a lower chance of a sharp run-up and a lower chance of a sharp fall. The demand is people who live here, and they do not sell in a panic.

Baner is the most expensive of the three and the most livable. It sits between the other two on yield. What it lacks is growth momentum. If you are relocating to Pune for work, that trade is a good one. If you are an investor choosing among cities, Whitefield pays more rent and Kokapet has grown faster, both for less money per foot.

Metro Line 3: how much is already priced in

Our connectivity data lists Metro Line 3, the Hinjewadi–Shivajinagar line, as under construction, and its opening as upcoming. Our analysts consider it a near-term catalyst that the market has partly priced already. The price series supports that reading. Baner never had a Gurgaon-style surge on the back of the metro; gains were steady at 10–16% in 2022–24 and then slowed.

The honest expectation is a modest lift for flats within walking distance of stations once trains run, and very little for towers far from them. If a seller is asking a large premium specifically because of the metro, look at how far the building is from the nearest station and whether you would actually walk it.
