Nirala World

Nirala World is a Noida developer that dates itself to 1996 and does most of its building in Greater Noida West. Its chairman and managing director, Suresh Garg, speaks for the company in its press statements, and its office is at Logix Infotech Park in Sector 59, Noida.

The group doesn't build through one company. UP RERA shows Nirala Estate's phases and the Nirala Biz Park registered by Nirala Infratech Pvt Ltd, Nirala Trio by Nirala World Residency Pvt Ltd, and the commercial projects Nirala Gateway and Nirala Diadem by Parth Builtech Pvt Ltd. Nirala World's website lists Estate, Trio, Gateway and Diadem as its projects, along with Nirala Eden Park in Indirapuram, Ghaziabad.

The company says it has served more than 6,000 families and delivered over 10 million sq ft. A September 2025 PTI report carried by The Economic Times put its deliveries at more than 7,000 homes.

Its largest project is Nirala Estate in Techzone IV, Greater Noida West: 25 acres and 4,050 flats, built in five phases. In September 2024 the company said 3,600 homes had been handed over and 450 were still due; The Economic Times reported in May 2026 that the project was fully delivered.

A PTI report in Business Standard, citing brokerage Square Yards, said Nirala Estate led all Noida and Greater Noida projects in April-June 2024 with 620 registered sales worth Rs 565 crore. Nirala Trio, 378 flats in Sector 2, is the group's second housing project in the area.

Since then it has moved into commercial property. Nirala Gateway in Sector 12 sold 400 studio apartments of 612 to 1,122 sq ft, priced from Rs 65 lakh, for Rs 275 crore, the company said in September 2025; it also plans about 3 lakh sq ft of shops there and expects completion by 2029. Nirala Diadem, a mall in Greater Noida West with a multiplex, shops and studio apartments, is budgeted at Rs 525 crore and slated for completion in the first quarter of 2030. The company has also told PTI it intends to enter Gurugram's commercial and housing markets.

Nirala Infratech registered Nirala Estate's later phases with UP RERA: Phase II (UPRERAPRJ519100), Phases III and IV (UPRERAPRJ265789 and UPRERAPRJ617209, both with a declared completion date of 24 December 2026) and Phase V (UPRERAPRJ788191, 30 November 2027). Garg told The Economic Times in May 2026 that the 4,050-unit project was delivered ahead of schedule. We haven't seen the occupancy certificates ourselves.

In October 2026 UP RERA recorded eight complaints against Nirala Infratech across its five registered projects, none against Nirala World Residency and two against Parth Builtech, one of them still under registration. Trio's declared completion date is 31 December 2028, Gateway's 29 April 2030 and Diadem's 12 October 2030.

Its finances aren't public. We found no stock-exchange listing and no credit rating from CRISIL, ICRA, CARE or India Ratings for its main companies, so what's known comes from its own statements to the press.

In October 2024 it said it had bought a 2.6-acre commercial plot, C-6 in Sector 10, for Rs 180 crore including GST, lease rent and stamp duty, and would build on it with its own funds. In January 2025 it reported winning a 10,400 sq m commercial parcel at a GNIDA auction for Rs 175 crore, with development potential of 7.87 lakh sq ft. For Diadem, The Economic Times reported in May 2026 that the company had paid Rs 175 crore for land and would spend Rs 350 crore on construction. For Trio, it told PTI in 2024 it would invest Rs 400 crore and expected sales of about Rs 700 crore.

We found no reported insolvency petition, NCLT case, enforcement action or RERA penalty against Nirala World or its project companies as of October 2026. The complaint counts on UP RERA, set out above, are the main public record of buyer disputes with its project companies.

Check the promoter company on the RERA page, because the brand sits on several firms: Nirala Infratech, Nirala World Residency and Parth Builtech. UP RERA also lists Nirala-named projects by Nirala Housing Pvt Ltd (Nirala Aspire) and Nirala Projects Pvt Ltd (Nirala Greenshire) that don't appear on Nirala World's website, though Nirala Projects is the head lessee of the plot Trio was sub-leased from.

At Gateway, the company said in September 2025 that the studio apartments would be run by a hotel chain it was still choosing, so ask for the management agreement and its fee terms before buying. Both Gateway and Diadem are registered on UP RERA as commercial projects, so a studio there is bought as a commercial unit, not a flat; check how that affects loans and maintenance charges. For any Nirala project, compare the completion targets the company gives the press with the dates registered on RERA, and ask for GNIDA no-dues letters where a plot is sub-leased.
