What counts as a luxury apartment in Ahmedabad?

In our research, an Ahmedabad flat starts to price as luxury at about ₹9,000 per sq ft of super built-up area. A 4,000 sq ft home at that rate costs ₹3.6 crore before taxes. The newest towers in Ambli, Science Park and on Sindhu Bhavan Road ask about ₹11,000 to ₹14,000.

Nobody publishes an official line, so we drew ours from the figures we hold. Our tracker puts the city average at ₹6,800 per sq ft for 2025. Knight Frank India's average for January to June 2026 was lower, at ₹4,826. It covers the whole city, east and north included.

Area averages can hide the top end. We class Satellite and Thaltej as luxury areas, yet our 2025 estimates there are only ₹7,700 and ₹7,500. That's because most homes on sale in both are older resale flats. A new tower a short drive away can ask half as much again.

Band, in our reading₹ per sq ft, super built-upWhat 4,000 sq ft costsWhere we see it

Top end, new towers11,000 to 14,000₹4.4 crore to ₹5.6 croreNew high-rises in Ambli and Science Park, the top of Sindhu Bhavan Road

Ticket size tells the same story. Homes of ₹2 crore and more were about 8% of the 9,581 homes sold in Ahmedabad from January to June 2026. That's our arithmetic on Knight Frank India figures that KhabarPatri reported on 9 July 2026. Just 119 homes of ₹5 crore or more sold in those six months, and 106 of them cost under ₹10 crore.

How much does a luxury flat cost in Ahmedabad?

Our research gathered asking prices for large homes in the western belt through 2025 and 2026. These are Property Nivesh estimates based on asking prices, and deals can close lower. Very few homes trade at the top, so the last two rows rest on a handful of listings and are approximate.

Type of homeOur research, asking priceWhat to expect
4 BHK in a new luxury tower₹3 crore to ₹6 croreAbout 2,500 to 4,000 sq ft of carpet
5 BHK, duplex or sky villa₹6 crore to ₹15 croreAbout 3,500 to 7,000 sq ft of carpet
Penthouse or the largest duplex (approximate)₹15 crore to ₹25 crore and moreTop floors, often with an open terrace
Villa in a gated layout (approximate)₹5 crore to ₹10 croreBungalow on its own plot inside a township

Before you compare two prices, check what area each one is quoted on. Ahmedabad listings mostly use super built-up area, which adds a share of the walls, lobbies, lifts and club to the space inside your flat. GujRERA, Gujarat's real estate regulator, records carpet area instead, in square metres. One sq m is 10.764 sq ft.

In a tower the two can be far apart. Say a 4,000 sq ft super built-up home has 2,600 sq ft of carpet. At ₹11,000 per sq ft, it costs ₹4.4 crore, which is about ₹16,900 for each sq ft you actually live in. Ask for the carpet figure on the GujRERA record and divide the price by that.

Where are Ahmedabad's luxury localities?

Most of the city's luxury housing sits west of the Sabarmati, along SG Highway and the Sardar Patel Ring Road, plus a newer pocket at GIFT City. Knight Frank India's West zone covers SG Highway, Prahlad Nagar, Bopal, Thaltej and Science City Road. It drew 31% of the city's new launches in the first half of 2026.

Bodakdev and Sindhu Bhavan Road

This is the old high-end core, with clubs, hotels and offices along Sindhu Bhavan Road. Our research puts asking prices at about ₹9,500 to ₹10,000 per sq ft in Bodakdev and ₹9,000 to ₹13,000 on the road itself. Recent luxury towers here stand on plots of roughly half a hectare to one hectare, by their GujRERA records.

Ambli and Ambli-Bopal Road

Ambli sits next to Bodakdev, and Ambli-Bopal Road now has a run of new 4 and 5 BHK towers. Our research finds about ₹9,000 to ₹11,000 per sq ft, and more in the newest launches. Ambli shares a drainage belt with Bopal, Ghuma and Shela, where AMC, the city corporation, drew up a storm-water plan in August 2026 after waterlogging.

Thaltej, Shilaj and Science City

Thaltej has the metro. The East-West line reached it on 30 September 2022. Knight Frank India reports that bids went out in April 2026 for an extension from Thaltej Gam toward Godhavi. Next door, Shilaj and Science City are where many of the new high-rises are going up. Older flats there ask about ₹5,500 to ₹7,500 per sq ft in our research, while new towers in Science Park ask ₹13,000 to ₹14,000.

Satellite and Prahlad Nagar

These are settled western addresses, with resale 3 and 4 BHK flats close to offices. Our 2025 estimates are ₹7,700 in Satellite and ₹8,150 in Prahlad Nagar. Traffic on Corporate Road and scarce parking are what Prahlad Nagar residents complain about most.

Shela and South Bopal

Shela isn't luxury by price, at ₹4,750 per sq ft in our 2025 estimate. Our city guide still counts it among the places premium buyers go, because new flats there are large for the money. Many homes on offer are 3 BHKs still under construction.

Shantigram and GIFT City

North on SG Highway, near Vaishnodevi Circle, the Shantigram township mixes towers, villas and a golf course. Further on, GIFT City, the planned financial district between Ahmedabad and Gandhinagar, now has its own luxury towers. Asking rates there run about ₹9,000 to ₹13,200 per sq ft in our research. It's a small market with no audited price index, so treat that as rough.

Who buys luxury homes in Ahmedabad?

Mostly people who'll live in them. Our Ahmedabad city guide finds the market runs far more on owner-occupiers than on traders. Knight Frank India linked the growth of homes above ₹1 crore to rising incomes among end-users, especially in the West zone.

GIFT City adds a newer buyer: staff of banks, fintechs and fund managers moving into its IFSC, the international financial services centre. Knight Frank India says that demand is mainly for mid-to-premium homes in nearby Zundal, Randesan and Koba. The very top end there is still thin.

Rent doesn't drive this market. Our gross yield is 2% in Thaltej and Satellite. At 2%, a ₹5 crore flat would rent for about ₹10 lakh a year, or ₹83,300 a month, before upkeep and tax. Planning to let it out later? Gujarat is debating a bill that would move rent disputes from courts to revenue officers, as our rent bill report explains. Buyers living abroad can start with our NRI buying guide.

Why is luxury in Ahmedabad moving into towers?

The rules changed. Gujarat cleared towers above 100 metres in Ahmedabad and four other cities in 2021, NBM&CW, a construction journal, reported on 26 May 2021. FSI is the floor area a builder may put on a plot. Knight Frank India says higher FSI has led to more high-rises along SG Highway and near GIFT City.

Bungalow societies remain, but many new luxury projects are towers of 25 to 41 storeys. Height buys views. It also brings bigger fire systems, more lifts and a higher monthly bill. Ask for the maintenance estimate and the corpus fund in writing before you book.

What does it cost to register a luxury flat in Ahmedabad?

Stamp duty in Gujarat is 4.9%. Under the Gujarat Stamp Act, a sale deed pays ₹3.50 for every ₹100, plus an extra duty of 40% of that amount, which is 1.4%. The Act charges it on your price or the market value of the property, whichever is higher.

The registration fee is 1%. Our calculator treats a woman buying in her own name as exempt from it. We couldn't find that notification on the department's website, so confirm it on GARVI, the state's registration portal, before you pay. We found no lower stamp duty rate for women in the Act as published.

The market value comes from the jantri, the government's rate for each area. The state doubled jantri rates from 15 April 2023, DeshGujarat reported, and put a draft revision out for objections in November 2024. We don't print jantri figures, because GARVI asks for permission before its material is reproduced. Look up your survey or plot number on GARVI's jantri page instead.

CostRateOn a ₹5 crore flat
Stamp duty4.9% (3.5% plus 40% of it)₹24.5 lakh
Registration fee1% (nil for a woman buying alone, per our calculator)₹5 lakh
GST, only if bought under construction5%₹25 lakh
Total if bought under construction10.9%₹54.5 lakh
Total for a ready flat with BU permission5.9%₹29.5 lakh

BU permission is the building use certificate, Gujarat's name for an occupancy certificate. A completed flat sold after it's issued carries no GST. Our guide to under construction vs ready to move weighs that saving against the wait.

What should you check before you buy a luxury flat in Ahmedabad?

  1. Read the GujRERA page. Note the promoter's legal name, which is often an LLP rather than the brand, the carpet area in sq m and the completion date. Our RERA checklist shows what else to look for.
  2. Price the carpet. Divide the price by the GujRERA carpet area, not the super built-up figure, and compare homes on that basis.
  3. Match the approvals. Plans are passed by AMC or AUDA, the Ahmedabad Urban Development Authority, and in GIFT City by its own authority. For a ready flat, ask for the BU permission.
  4. Walk the area in the monsoon. Waterlogging hits parts of Ambli, Bopal and Shela, and residents report heavy traffic on SG Highway and at ISKCON junction.
  5. Plan the exit. Only 13 homes of ₹10 crore to ₹20 crore sold in the city in the first half of 2026. A resale at that level can take a long time.
