Zirakpur Bypass Re-Route: What It Means for Property Prices in Zirakpur

NHAI has proposed a revised path for the Zirakpur-Panchkula bypass that spares about 1,900 trees but costs more and may take longer. Buyers and owners near the Chandigarh-Ambala corridor should treat the route and timeline as still unsettled.

What happened?

Hindustan Times reported that NHAI has told the Punjab and Haryana High Court it has reworked the alignment of the roughly 19 km Zirakpur-Panchkula bypass. The new plan would spare over 1,900 of the 4,000 trees earlier marked for felling. The report says the start and end points stay as they were, but the road moves further towards the Ghaggar side.

According to the same report, the change adds ₹65 crore to an earlier estimate of ₹1,800 crore and lengthens the completion schedule. The High Court had asked for a fresh survey in July after a public interest petition raised environmental concerns. The foundation-stone event planned for a Prime Ministerial visit was put off after tree felling was stayed.

Hindustan Times added that the petitioner's lawyer still objects, saying the revised path would affect forest land near Peer Muchalla. The court said large-scale felling cannot be allowed casually, but also noted the project's public importance. It agreed to a meeting between NHAI and the objectors to look for the most workable option. NHAI had planned to begin work by September 2026 and finish in two years.

Which sectors are affected?

  • Zirakpur
  • Panchkula
  • Chandigarh-Ambala corridor
  • NH-7 and NH-5 junctions
  • Ghaggar side of the proposed route
  • Tricity ring road plan

Potential impact

This is a plan under court review, not a road under construction. The alignment could still change after the NHAI-petitioner meeting, so nobody can yet say which plots or societies will sit beside the six-lane stretch. Any price effect near the route is therefore speculative for now.

If the bypass is eventually built, it is meant to take Shimla-bound and through traffic out of the Zirakpur bottleneck. That could ease congestion on existing roads over time, which tends to help nearby housing demand. Against that, the added cost, a longer schedule and the pending litigation point to delay, and the earlier history of this project, which stopped in 2014 over compensation disputes, is a reminder that timelines can slip. Plots shifted towards the Ghaggar side may see more interest, while land dropped from the earlier path may lose some of the speculative premium it carried.
