Wish Town Probe: What It Means for Buyers in Noida's Sector 128

What happened?

Hindustan Times reported on 2026-10-08 that a committee set up by the Uttar Pradesh government began meetings this Wednesday with Suraksha Group representatives and homebuyers. It is examining whether Suraksha is honouring the resolution plan the NCLT cleared for the Sector 128 township, looking at construction pace, how buyer money is being spent, and whether enough workers are deployed. Officials said the sessions run through Thursday and Friday and could be extended.

According to Hindustan Times, the state formed the five-member panel on September 11. It is headed by Santosh Kumar, an officer on special duty at the Noida authority. The other four members are a pair each from the planning and finance wings of the Noida and Yamuna authorities. Homebuyers have alleged delays and irregularities in the project.

The paper also cited an earlier NCLT fact-finding report, submitted on August 20, which noted delays. Of 250 towers planned by Jaypee Infratech, 91 towers with 12,867 units were already finished before Suraksha took over. Suraksha had to complete 62 near-complete towers with 6,067 units in 18 months, yet over two years on, 3,444 possession offers were issued and 2,614 sub-lease deeds executed. The report said over 6,000 offers could have been made. Suraksha's promoter said in September that 84 of 159 stalled towers were done and possession of 5,000 flats handed over, as the report put it.

For the wider market, outcomes here are watched as a signal of how well insolvency-led rescues of stalled projects deliver. Noida's average is about ₹11,200 per sq ft in our data, but Wish Town resale values will depend on actual possession progress rather than headlines. Visible handovers would help; a long dispute could keep discounts in place.
