UP RERA Site Inspections for Extensions: What It Means for Buyers in Noida, Ghaziabad and Lucknow
UP RERA will now send its own technical team to check a project before granting an extension in Ghaziabad, GB Nagar and Lucknow. For buyers in delayed projects, this makes paper-only extensions harder to obtain.

Illustrative What happened?
The Times of India reported that UP RERA has made physical inspection and verification by its own expert team compulsory when a builder asks for a project extension. According to the report, the change is an amendment relating to Section 6 of the UP RERA Act 2016 and has applied since Oct 3.
The paper said the stricter step covers projects in Ghaziabad, GB Nagar and Lucknow only. In other UP districts, the physical check stays with the local development authorities. Section 6 deals with extensions on grounds of force majeure, meaning natural calamities that disrupt a project's normal progress.
As described by the newspaper, the earlier process relied on documents such as an inspection report and OC/CC verification, which came from the development authority after the promoter uploaded them to the portal. An official told the paper a Ghaziabad homebuyer complained on Sept 18 that such documents were being produced through collusion between authorities and developers. The official also said builders will get advance notice before an inspection.
Which sectors are affected?
- Ghaziabad
- GB Nagar (Noida and Greater Noida)
- Lucknow
- Developers seeking RERA extensions
- Buyers in delayed projects
Potential impact
The likely effect is on how credible a revised possession date is, more than on prices. If extensions now rest on what an inspection team sees on the ground, a developer with little real progress may find it harder to buy more time. That could push some builders to speed up work or to be more candid about delays.
The effects are uncertain. The report does not say how long inspections will take, how many projects the team can cover, or what happens to a request that fails the check. Slower approvals could add friction for developers, and a rule on paper is only as good as its enforcement. Any change in prices or demand is unlikely to be visible soon.
