Thane Ring Metro Tree-Felling PIL: What It Means for Buyers in Thane

A petition in the Bombay High Court challenges the Thane civic body's permission to fell and relocate trees for the Thane Integral Ring Metro. Any court-ordered pause could push out the line's timeline, which matters to buyers and owners who are pricing in future connectivity.

What happened?

Hindustan Times reported that a civic activist, Rohit Joshi, has filed a public interest litigation in the Bombay High Court against the Thane Municipal Corporation. The petition contests a resolution dated June 17, 2026 and a permission dated August 24, 2026. These allowed 520 trees to be felled and 2,693 to be relocated for the Thane Integral Ring Metro. The central allegation is that the civic body cleared this without first forming the Tree Authority that the state's 1975 tree-protection law requires.

According to Hindustan Times, the petition also says the corporation did not get an assessment from qualified botanical or ecology experts. It points to environmental sensitivities along the route, including mangrove land, a mangrove buffer zone, and parts of the Sanjay Gandhi National Park's protected and eco-sensitive areas. Mid-Day reported the same case and quoted the petitioner's demand that the permission be quashed and felling stopped until an independent expert committee reports. Its count of trees affected is higher than the one in Hindustan Times.

The project is meant to link Thane railway station with the upcoming Metro Lines 4 and 5, Hindustan Times said. The report does not say that any court has yet ordered a stay. The petition is an allegation, and the High Court has not ruled on it.

Which sectors are affected?

  • Thane Integral Ring Metro
  • Thane Municipal Corporation approvals
  • Metro Lines 4 and 5 interchange
  • Thane residential property
  • Sanjay Gandhi National Park eco-sensitive zone

Potential impact

The direct effect on prices is probably small and slow. A metro line that is still a plan is only partly priced in, and this petition adds one more source of timing risk. If the court orders felling to stop, or sends the matter back for a fresh expert assessment, the work could slip. The market may then discount the date at which any connectivity benefit arrives. It is also possible the court lets the work continue, or the civic body forms the Tree Authority and re-issues the permission, in which case the delay would be short.

Demand near the planned route is unlikely to change overnight. Buyers who purchased mainly for the metro may see the wait stretch, and rents will not gain from the line until it actually runs. No outcome here guarantees a rise or fall in values. What the case does show is that tree and forest clearances can hold up Thane infrastructure, and the petition says similar permissions were granted for other projects in the city.
