Thane Coastal Road Girder Push: What It Means for Property Prices in Gaimukh and Kharegaon

MMRDA says the Thane Coastal Road is 45 per cent built after a record girder day. If it finishes as planned, it could ease access between Gaimukh and the highways, but the benefit to property is still a plan, not a finished fact.

What happened?

Mid-Day reported that MMRDA put up 10 I-girders in one day, on October 14, 2026. An official statement, as relayed by the paper, said this beat the agency's normal daily pace of four to six girders. MMRDA put overall progress at 45 per cent.

According to Mid-Day, the six-lane, access-controlled road is meant to join NH-3 and NH-48 near the Kharegaon toll naka with Gaimukh. It is pitched as a second route so that traffic does not all have to use Ghodbunder Road, and as a better link between the Mumbai-Nashik highway and Gaimukh.

The paper also listed some design features. These include a creek bridge of 240 metres, an elevated section running over mangrove areas, and a reserved Development Plan road of 40 to 45 metres in width. MMRDA expects the road to eventually tie in with the Thane Ring Metro, a second coastal road, the Saket-Amane elevated corridor and the Kasarvadavali-Kharbhav road. Those are future projects, not operating ones.

Which sectors are affected?

  • Gaimukh
  • Kharegaon
  • Ghodbunder Road
  • Thane road connectivity
  • Mumbai-Nashik highway link
  • NH-3 and NH-48 access

Potential impact

A faster, less congested route between the highways and Gaimukh would be a real convenience for people who commute or drive goods through this belt. Over time, such access gains can lift buyer interest in nearby residential stretches, and they may also help the pricing of homes near the road's ends. How much is uncertain, because it depends on final opening dates, toll or access rules, and how traffic actually shifts.

A girder milestone shows work moving, but it does not mean the road is nearly open; 45 per cent leaves a large share of work, including the sensitive mangrove and creek sections. Much of the possible price effect may also already be reflected in current rates. Treat this as a supportive signal for the corridor, not a guarantee of appreciation, and check the on-ground timeline before paying a premium.
