Thane Coastal Road-2 Clears State Panel: What It Means for Buyers in Thane Creek Areas

A Maharashtra coastal regulator has backed the Thane Coastal Road-2 on its original route and sent it to the Union Environment Ministry. It is a real step, but central approval is still pending, so buyers and investors should treat the road as a plan and not a promise.

What happened?

Mid-Day, citing a PTI report, said the Maharashtra Coastal Zone Management Authority has recommended the Thane Coastal Road-2 project to the Union Environment Ministry. The recommendation keeps the alignment MMRDA first proposed, which passes through the eco-sensitive zone of the Thane Creek Flamingo Sanctuary, a Ramsar site. According to the minutes of the authority's 202nd meeting on September 24, MMRDA argued that no other route could avoid the sanctuary.

Mid-Day reported that the road is a greenfield corridor along Thane Creek, from Anand Nagar in Mulund East to Balkum in Thane. It would extend Thane Coastal Road-1 and link with the proposed Kopri-Patni bridge and the Eastern Express Highway extension. According to the report, the project affects 3,754 mangroves in total. Of these, 680 will be permanently lost where piers are planned, 1,053 may be damaged during construction and replanted, and 2,021 will mostly be left alone.

The report added that the authority had deferred the matter in August and asked for alternatives. MMRDA now plans an elevated viaduct with wider gaps between piers, which should mean fewer foundations. The clearance depends on safeguards such as compensatory mangrove planting, an Environmental Management Plan and impact monitoring. Approval from the Union Environment Ministry and other authorities is still required.

Which sectors are affected?

  • Thane Coastal Road-2
  • Mulund East (Anand Nagar)
  • Balkum, Thane
  • Thane Creek waterfront
  • Thane Coastal Road-1 extension
  • Kopri-Patni bridge link
  • Eastern Express Highway extension

Potential impact

If the road is eventually built, localities near its two ends and along the creek could see better access to Mumbai and less pressure on Thane's internal roads, as MMRDA has said. That kind of change tends to support demand and, over time, prices, but the size and timing are unknown. Property markets often price in expected roads early, so some of the benefit may already be reflected in asking rates.

There are clear risks. The project still needs central environmental approval, and a project in a Ramsar-linked zone with mangrove loss could face objections or legal challenges that delay it. Construction of an elevated road may also bring years of disruption to nearby areas. Buyers should not assume appreciation, and should check progress at each approval stage.
