TGIIC Raidurg Land Auction: What It Means for Property Prices in Raidurg
Hyderabad Mail reports that TGIIC will put two parcels in Raidurg up for auction, with a reserve price set near the level of the last record sale. The result could reset how land and office space in the IT corridor are valued, though it is a plan until the notification is out.

Illustrative What happened?
Hyderabad Mail reported on 12 October 2026 that the Telangana State Industrial Infrastructure Corporation (TGIIC) is preparing another round of land sales in Raidurg. The two parcels, in Raidurg Panmaktha and Knowledge City, add up to six to seven acres. A notification is expected within about a week, and the process is meant to finish by November.
According to the paper, one parcel is 3.70 acres in Survey No. 83/1, earlier allotted to the International Arbitration and Mediation Centre. The Supreme Court cancelled that allotment, saying the rules had been broken, and the state government has since agreed to let TGIIC take the land back. The second parcel, about three acres, is in Knowledge City.
The report says officials expect the two sales together to bring in around ₹1,500 crore. It adds that a plot sold on August 29 went for a record ₹269 crore per acre, and that TGIIC is likely to fix the minimum reserve at ₹200 crore per acre. The government is also counting on festival-season demand to help the sale.
Which sectors are affected?
- Raidurg
- Knowledge City
- Hyderabad IT corridor
- Commercial and office land
- Residential housing near the IT corridor
Potential impact
If bids come in close to the August record, the sale would give developers a fresh public reference point for what land in this corridor costs. Developers who buy at such rates usually have to recover the cost through higher selling prices or rents on what they build, so the effect would show up gradually in new launches, not in existing homes overnight. Our data puts the Hyderabad city average at ₹9800 per sq ft, and a single plot sale does not move that figure by itself.
The outcome is uncertain. The notification is not yet issued, the timetable could slip, and bidding may come in below the reserve if developers are cautious. The government's festival-season hope is an expectation, not evidence of demand. Treat the auction as a signal about land values and office-space economics, not as a forecast for apartment prices in nearby neighbourhoods.
