TDS Rule Change: What It Means for Buyers in Pune

From October 1, resident individuals and HUFs buying property from NRIs will no longer need a separate TAN for TDS compliance. The tax still applies, but the paperwork gets lighter, which can make NRI deals a little easier to close.

What happened?

Pune Pulse reported that the Central Board of Direct Taxes has changed the reporting process for resident individuals and Hindu Undivided Families buying immovable property from non-resident sellers. From October 1, 2026, eligible buyers can use PAN-based reporting instead of taking a separate TAN for these transactions.

According to Pune Pulse, the revised process works through the updated Form 141, which now includes a separate schedule for property purchases from non-resident sellers. The buyer still has to calculate and deduct the applicable TDS, deposit it on time, and issue Form 132 as the tax certificate to the seller.

Potential impact

For the Pune market, this is more of a process improvement than a demand trigger. It may help some end-users and investors complete NRI purchases with less paperwork, but it does not change pricing, stamp duty, or the underlying checks on title and seller status. Any impact on volumes is likely to be modest and deal-specific, not immediate across the city.
