Sub-Rs 2 Crore Sales Slip, Luxury Holds: What It Means for Buyers in Mumbai

The Times of India, citing Liases Foras, reports that sales of homes below Rs 2 crore in the BMC area are sliding while pricier homes keep gaining share. Budget buyers may get more room to bargain, and premium owners may see steadier prices, though the luxury segment itself is being warned about a plateau.

What happened?

The Times of India reported that the cooling in residential sales across the BMC area has continued into 2026. Only 32,437 units had been recorded for the year by the end of the September quarter. The newspaper said industry participants hope the festive season supports the last quarter, but the data suggests volumes are close to a ceiling.

According to the report, Liases Foras finds the slowdown uneven. The segment below Rs 2 crore, which has traditionally supplied a large share of Mumbai's unit sales, was at roughly 30,000 units at its 2024 peak. It then shrank by around 8% in 2025 and has logged about 16,904 units so far in 2026. Liases Foras links this to affordability limits and buyer fatigue at the entry and middle levels.

Homes above Rs 2 crore, in contrast, kept growing and gaining share, and did not show the same dip in the September quarter. The report adds that Inspector General of Registration figures show deals above Rs 10 crore rising for three years in a row. About 74% of those deals sit in the Rs 10 crore to Rs 20 crore band, and 11 deals crossed Rs 100 crore. Pankaj Kapoor of Liases Foras cautioned that luxury demand may be nearing a plateau and could moderate as equity-market gains, which fed some purchases, shrink after a market correction of about 15%.

Which sectors are affected?

  • Mumbai (BMC region) residential sales
  • Homes priced below Rs 2 crore
  • Homes priced above Rs 2 crore
  • Ultra-luxury homes above Rs 10 crore

Potential impact

A weaker pace in the sub-Rs 2 crore band usually shifts bargaining power toward buyers. Developers and sellers in that band may need to offer discounts, flexible payment plans or quicker possession to close deals. This is an inference from the volume data, not a reported price fall, and the report does not give price changes for any band.

Above Rs 2 crore, steady demand points to firmer prices, but the same report warns of a plateau. The buyers driving it are partly investors recycling market gains, so a weaker equity market could cool the segment. Our data puts Mumbai's average price at Rs 32,000 per sq ft, which shows how stretched entry-level budgets are. Treat the news as a read on current sales momentum, not a promise of appreciation in any band.
