September Registrations Dip 15%: What It Means for Buyers in Hyderabad
Telangana Today, citing Knight Frank India, reports that Hyderabad's September home registrations fell 15 per cent from a year earlier. The nine-month picture is steadier, so buyers may find some room to negotiate, but one month does not make a trend.

Illustrative What happened?
Telangana Today reported on a Knight Frank India assessment of Hyderabad's residential market. Between January and September 2026, 55,715 homes were registered, which the report called broadly stable. Their combined value rose 4 per cent over last year to Rs 39,910 crore.
September alone was weaker. According to the report, about 5,620 properties were registered, down 15 per cent on a year earlier and 5 per cent on the previous month. Registered value was Rs 4,487 crore, down 7 per cent year on year and 2 per cent month on month. Knight Frank said monthly activity is still swinging after the disruption around the guidance-value revision.
The fall showed up in every price band. Homes under Rs 50 lakh dropped 20 per cent, those above Rs 1 crore dropped 12 per cent, and the Rs 50 lakh to Rs 1 crore band dropped 6 per cent. Even so, homes above Rs 1 crore made up 56 per cent of September's value, against 54 per cent a year earlier. The market covered here spans four districts and includes both new and resale deals.
Which sectors are affected?
- Hyderabad residential market
- Homes priced below Rs 50 lakh
- Homes priced between Rs 50 lakh and Rs 1 crore
- Homes priced above Rs 1 crore
- Hyderabad, Medchal-Malkajgiri, Rangareddy and Sangareddy districts
Potential impact
Registrations count completed paperwork, so they lag what buyers decided weeks or months earlier. A single weak month, in a market that Knight Frank itself describes as uneven, does not show that prices are falling. Our city-level figure of Rs 9800 per sq ft is an average and says nothing about any one micro-market.
The softer monthly volume does suggest sellers and builders may have to bargain a little more, particularly in the cheaper segment where the drop was steepest. The premium segment held up better in value terms, so high-end prices look less likely to feel pressure first. If the next few months show a similar fall, the case for concessions gets stronger. If volumes recover, the September dip may prove to be noise tied to the guidance-value change.
