Secunderabad Memorial Shift: What It Means for Property Prices in Medchal-Shamirpet

The Secunderabad Cantonment Board has cleared the relocation of a World War II memorial that sat in the path of a planned elevated road towards Shamirpet. It removes one obstacle, but the road itself is still a plan and not a finished project.

What happened?

Telangana Today reported that the Secunderabad Cantonment Board (SCB) approved, at its meeting on October 6, the relocation of an old war memorial standing beside General Choudhary Road, close to the Parade Ground. The memorial stands in the way of a raised road that the Hyderabad Metropolitan Development Authority (HMDA) wants to build, running from the Gymkhana Grounds area out to Shamirpet on the Outer Ring Road, along State Highway-1, also called Rajiv Rahdari.

According to the same report, the land was marked out for the shift back in 2018, under the previous BRS government, and the present Congress government has now taken the matter forward. A public interest petition seeking to protect the structure as heritage was dismissed by the High Court, which left the SCB to carry out the shift together with HMDA, without damaging the monument and with safety precautions.

Telangana Today added, citing sources, that HMDA is still waiting for the SCB to finalise the new site. Once that is settled, HMDA reportedly plans to build a replica with modern features there instead of moving the original structure. The report gave no construction start date, cost or completion timeline for the road.

Which sectors are affected?

  • Secunderabad Cantonment
  • Parade Ground and General Choudhary Road
  • State Highway-1 (Rajiv Rahdari)
  • Shamirpet
  • Outer Ring Road
  • Northern Hyderabad

Potential impact

This is a procedural clearance, not a construction milestone. The report does not say when work will begin, how long it will take or how it will be funded, so any price effect is some distance away and uncertain. Land and homes along the northern belt may attract more interest if the road is eventually built, but sentiment often runs ahead of delivery, and approvals of this kind have not always been followed by quick execution.

For context, our data puts the Hyderabad city average at 9,800 per sq ft and rental yield at 3.6 per cent. We have no corridor-level price trend for this stretch, so we cannot say whether the area is already pricing in the road. Buyers should treat faster access to the north as a possible, not assured, benefit and check the real status of the road before paying a premium for it.
