Sector 87 Land Rates Dispute: What It Means for Property Prices in Mohali

GMADA has set acquisition rates for 196.44 acres meant to expand the Sector 87 commercial hub, and farmers say the rates are far below market. The dispute could slow new commercial supply and sharpen the debate on what land in Mohali is really worth.

What happened?

The Tribune reported that GMADA's Land Acquisition Collector announced compensation rates on Friday for 196.44 acres across Sohana, Nanumajra, Manakmajra and Sambhalki. The land is meant to expand the Sector 87 commercial hub. Rates differ by village, ranging from about Rs 4.27 crore to Rs 5.61 crore per acre, with Sohana, which has 65 acres in the award, getting the highest.

According to The Tribune, a separate award for rehabilitation and resettlement is still to come. Landowners can take cash at the fixed rate or choose the land pooling policy instead. The paper said 44 written objections had been filed during the process.

The Tribune also reported that villagers, farmer union leaders and politicians objected strongly. A Sohana numberdar put open-market land at Rs 40 crore to Rs 50 crore per acre, and some leaders pointed out that GMADA's own auctions of developed plots fetch Rs 80 crore to Rs 90 crore. A BJP councillor and a BJP leader asked for Rs 50 crore per acre.

Which sectors are affected?

  • Sector 87, Mohali
  • Sohana
  • Nanumajra
  • Manakmajra
  • Sambhalki
  • Mohali commercial real estate
  • Farmland owners in the four villages

Potential impact

The announced rates are a statutory compensation benchmark, not a market quote, and the gap with the figures landowners cite is very wide. If the dispute leads to higher compensation, legal challenges or a switch to land pooling, the timeline for the commercial hub expansion could stretch, and the new office and retail space it would create may arrive later than hoped.

For nearby land and commercial property, the effect is uncertain. Landowners' open-market claims may keep asking prices high regardless of the official award, while a delayed expansion could keep supply of commercial space tight. Our data puts the Mohali city average at Rs 6,900 per sq ft, but that is a city-wide figure and does not describe this belt. Nothing here guarantees a rise or fall in prices.
