Illustrative What happened?
Hindustan Times reported that the Supreme Court will hear an application from homebuyers of Lotus Greens Sports City in Sector 150, Noida. They want the builder directed to set aside 70% of the project area for sports and recreation, which they say was the basis on which they invested.
According to Hindustan Times, the homebuyers are seeking to join a case brought by Lotus Green Constructions Pvt Ltd against an Allahabad High Court order for a CBI probe. They point to a Supreme Court order of November 2025 that asked the builder to file a revised layout plan with the Noida Authority, consistent with the scheme brochure and the authority's rules. They allege the revised plan dated May 6 is worse than the 2017 master layout plan.
The newspaper also reported that CBI registered FIRs in March 2025 over alleged conspiracy, cheating and corruption, and that the CAG and the Public Accounts Committee have looked at the alleged breaches. The homebuyers say most of the SC-02 land in Sector 150 is now marked for residential use and that no sports facility has been built. These are allegations placed before the court, not findings.
Which sectors are affected?
- Lotus Greens Sports City, Sector 150, Noida
- Gautam Budh Nagar (Noida Authority Sports City schemes SC-01 and SC-02)
- Homebuyers of nearly 15,000 flats named in the case
Potential impact
This is a hearing on an application, not a ruling, so nothing about the project's layout, completion or pricing has changed yet. If the court pushes the builder towards the original sports-land share, buyers could see amenities closer to what was marketed, but a redrawn plan may also mean more delay and more paperwork. If the revised plan stands, the sports promise may stay unmet while residential use dominates.
For values, the effect is hard to call. Noida's average of ₹11,200 per sq ft in our data is a city-wide figure and says little about this project. Litigation and a criminal probe usually weigh on buyer confidence and on how easily a flat can be resold or financed, and any recovery in sentiment would depend on a clear court direction and visible work on the ground.
