What happened?

ET Realty reported that Chief Minister Bhajan Lal Sharma was set to launch four Rajasthan Housing Board projects on Saturday. Two are in Jaipur, and one each is in Kishangarh and Bhiwadi.

The headline scheme, according to the report, is a special enrolment window for accredited journalists at Sector 9 of Indira Gandhi Nagar in Jagatpura, Jaipur. It covers 144 MIG-B flats in one tower with a basement, stilt parking and nine upper floors. ET Realty gave the carpet-style figures as 118.38 square metres built-up and 154.639 square metres super built-up, with an estimated price of Rs 74.68 lakh per flat.

The publication said applicants must be full-time accredited journalists in Rajasthan who depend on the profession for income, with family income above Rs 3 lakh a year. Allotment will be by lottery with preference tied to income. The second phase of Greenwood Horizon in Pratap Nagar is also being launched, while the Kishangarh and Bhiwadi schemes were described only in general terms.

Which sectors are affected?

  • Jaipur (Jagatpura, Indira Gandhi Nagar, Pratap Nagar)
  • Kishangarh
  • Bhiwadi
  • Rajasthan Housing Board mid-income housing
  • Journalists as an eligible buyer group

Potential impact

The immediate effect is on choice rather than on market prices. Four schemes from a public agency add supply in three towns, but the journalists' flats are limited to one eligible group, so they do not compete directly with the open market for most buyers.

Any pressure on nearby private prices is likely to be small and slow. ET Realty gave few details on the Kishangarh and Bhiwadi schemes, so their size, pricing and timelines are unclear. A launch is not a delivered home, and buyers should check allotment terms, payment schedules and possession dates once brochures are out.
