Pune Ring Road Cost Rise: What It Means for Property Prices Around Pune
Maharashtra has sanctioned another ₹10,502 crore for the Pune Ring Road and given a key package to MSRDC. That signals the state wants the road built, but it also shows how costly and slow it has become.

Illustrative What happened?
The Indian Express reported that Maharashtra will spend an extra ₹10,502 crore on the Pune Ring Road, lifting the project's estimated total to ₹53,213.39 crore. According to the report, NHAI did not take up one important package on priority, so the state moved it to the Maharashtra State Road Development Corporation (MSRDC). Pune Pulse, citing the same report, said the infrastructure sub-committee of the Cabinet cleared the revised sanction on August 18, 2026, for civil works and land acquisition.
The Indian Express noted that the cost has climbed before. In 2024 the state had already approved a rise that took the estimate to ₹42,711.03 crore. The eastern section was lengthened to 72.335 km from 68.19 km, and its estimate nearly doubled between 2021 and 2024. The western section's estimate also rose sharply over the same period.
The newspaper added that part of the work overlaps with the proposed Pune-Chhatrapati Sambhajinagar Greenfield Expressway, with a shared length of 31.805 km. It also pointed out that the decision comes while the state is under fiscal strain, with a large projected debt and a revenue deficit, and with other costly welfare commitments competing for funds.

Potential impact
The extra sanction makes it more likely that the disputed package gets built, because a state agency that has already begun buying land is now in charge and funded. For areas along the alignment, that can support the long-term case for demand. But a bigger budget and a change of implementing agency are not the same as a finished road. Land acquisition, handover and construction can still slip, and this report gives no new completion date.
Price effects are therefore uncertain and will differ from one stretch to another. Pune's city-wide average in our data is ₹10,500 per sq ft with a rental yield of 3.5%, and a ring road story alone should not be read as a reason to pay above that for a plot or flat that is far from usable access. Locations where land acquisition is finished and construction has actually begun are likelier to see genuine repricing than those where only the plan exists. The state's tight finances are a further reason to treat the timeline cautiously.
