PRR2 Acquisition Order: What It Means for Buyers and Owners in Kaggalipura, Bengaluru

Illustrative What happened?
ET Realty reported that a government order has declared Survey Nos 112/1 and 112/3 acquired for the proposed Peripheral Ring Road 2 (PRR2). These parcels hold two residential layouts, Gardens 4 and Sri Krishna Gardens, close to Kaggalipura on Kanakapura Road in south Bengaluru.
According to the report, a large group of plot owners say they purchased after checking approvals from BMRDA and RERA, and that their layouts lay outside the alignment in the first preliminary notification. A lawyer quoted by ET Realty said that notification dates from December 2005, and that the final one has come after about two decades.
The publication also quotes owners who financed their plots with bank loans and are still paying EMIs. One owner said notices have gone to the landowner but not to the plot buyers. Residents' representatives have asked the authorities to revisit the alignment. The report does not give a compensation figure or a construction timetable for the road.
Which sectors are affected?
- Kaggalipura, Kanakapura Road, south Bengaluru
- Peripheral Ring Road 2 (PRR2) corridor
- Approved residential layouts and plotted development
- Plot buyers financing purchases through bank loans

| Project | To | Distance |
|---|---|---|
| Embassy Boulevard | Bellary–Airport Road | 1 km |
| Prestige Tech Park | Radisson Blu Hotel, Bengaluru Outer Ring Road | 2 km |
| Brigade Tech Gardens | Outer Ring Road (Marathahalli) | 2.5 km |
| Embassy Springs | Hyderabad–Bangalore highway (NH 44) | 4 km |
| Brigade Tech Gardens | M. G. Road (CBD) | 12 km |
Potential impact
For plots inside or near the acquired survey numbers, resale looks difficult. Buyers and lenders are likely to treat the title as impaired until the compensation terms and any legal challenge become clear. Owners may see their land converted into a payout whose size and timing are uncertain, not a house they can build.
Beyond these two layouts, the effect on pricing along Kanakapura Road is hard to judge from one report. Buyers of plots across the city's fringe may ask for alignment checks before paying, which could slow plot deals near proposed road corridors. Our data shows a city-wide average of 12800 per sq ft for Bengaluru, but it does not isolate this locality, so no local price change can be stated.
