Poonamallee–Vadapalani Metro Opens: What It Means for Property Prices in Western Chennai

Chennai Metro's Corridor 4 begins passenger service on an 11-station elevated stretch linking Poonamallee Bypass and Vadapalani. It gives homes along this western belt a direct rail option, though price effects will depend on how well the stations are reached and used.

What happened?

DT Next reported, citing a CMRL press release, that commercial services on the Poonamallee Bypass to Vadapalani stretch start at 4 pm on Sunday and run in both directions until 9 pm that day. Regular operations begin on Monday, with the first train at 7 am and the last departure at 9 pm from both terminals.

The stretch has 11 elevated stations, including Karayanchavadi, Kattupakkam, Iyyappanthangal, Porur Bypass and Porur Junction. According to DT Next, trains will come every ten minutes at peak hours from Monday to Saturday and every 15 minutes at other times, while Sundays and public holidays have a flat 15-minute gap.

The Hindu reported that the Metropolitan Transport Corporation will run buses from stops near all eleven stations, with signage to guide passengers, and that it will study whether more feeder services are needed based on passenger feedback and demand.

Which sectors are affected?

  • Poonamallee
  • Porur
  • Vadapalani

Potential impact

A direct rail link generally improves the appeal of nearby housing for people who commute towards Vadapalani and the central city, and it can firm up rental demand close to stations. Homes within easy reach of a station, by walking or a short feeder ride, are the likeliest to see the benefit. Any price movement is likely to be gradual and uneven, and much of the expectation may already sit in current asking rates.

Some limits apply. The service runs only from 7 am to 9 pm, so late-evening commuters cannot rely on it yet. Feeder buses are still being assessed for demand, so last-mile access may differ sharply between stations. Buyers should treat this as one factor among many, alongside the actual walking route, builder track record and rental history, rather than a guarantee of appreciation.
