Paperless Family Deed Registration: What It Means for Property Owners in Tamil Nadu

From November 2, Tamil Nadu will register four kinds of family arrangement deeds through a paperless process, according to The Hindu. Families dividing or transferring property will file online first, though they will still visit the Sub-Registrar in person.

What happened?

The Hindu reported that the Tamil Nadu government has approved mandatory paperless registration for certain family arrangement documents from November 2. The order came from the Commercial Taxes and Registration Department and forms the second phase of Anywhere Registration under the STAR 3.0 system.

According to The Hindu, the deed types covered are settlement deeds, release deeds, partition deeds and revocations of settlement deeds relating to family arrangements. The deed is prepared digitally and sent to the Sub-Registrar with supporting documents. The parties then appear for identification and authentication. The finished document is returned to the citizen's login and stored in the STAR system.

DT Next added that the order is subject to software readiness, so the date depends on the technical systems being in place. It also said physical presence before the Sub-Registrar is not waived, and that Aadhaar authentication is part of the visit. The earlier phase covered first sales of plots by promoters and first sales of flats by builders.
