The New Indian Express reported that the Enforcement Directorate arrested S. Vasudevan, chairman and managing director of Ozone Urbana Infra Developers, on September 30 under the money laundering law (PMLA). A special court in Bengaluru then gave the agency 14 days of custody for questioning, according to the ED's statement.
The ED alleges the company and its promoter took Rs 927.22 crore from homebuyers and neither delivered apartments nor returned deposits. According to The Hindu, the agency says buyers were drawn in with an offer to pay pre-construction EMIs until possession, and that the offer was not honoured. The ED also alleges that booking money and loan funds were misappropriated.
The Indian Express and The New Indian Express both reported that the case grew out of multiple police complaints in Bengaluru, and that the CBI registered its own case on the Supreme Court's direction. The ED searched premises on August 1, 2025, and on October 4, 2025 provisionally attached immovable properties valued at Rs 423.378 crore. It has also opened a parallel probe into three other Ozone group companies, where Vasudevan is a common director. These are allegations by the agency; no court has ruled on them.

Potential impact
The direct damage falls on existing Ozone Urbana buyers. With the promoter in custody and assets attached, timelines for possession or refunds look uncertain, and recovery will probably run through courts and the investigation rather than quick settlements. How much of the attached property can eventually be used to compensate buyers is not stated in the reports.
For the wider Bengaluru market, one case is unlikely to move prices, which our data puts at a city average of 12800 per sq ft. It may, however, make buyers more cautious about schemes where the developer pays EMIs until possession, and push them toward projects with clear delivery records. Any such shift in demand would be gradual and hard to separate from other factors.
