Orange Line Consultancy Bids: What It Means for Property Prices in Outer Ring Road West and Magadi Road
BMRCL has begun looking for a general consultant for Namma Metro Phase-3, the Orange Line, so a project approved more than two years ago is moving again. For west Bengaluru localities such as Outer Ring Road West and Magadi Road, it is a procedural step rather than a completed line.

The Hindu reported that BMRCL has sought Expressions of Interest from Indian and international firms to act as general consultant for Phase-3, known as the Orange Line. The newspaper said approval came more than two years ago. The 44.65-km extension would add 31 stations over two corridors.
As per BMRCL's EOI documents cited by The Hindu, the longer corridor is 32.15 km with 22 stations and links J.P. Nagar 4th Phase with Kempapura. The shorter one is 12.50 km with nine stations, running between Hosahalli and Kadabagere. One shared maintenance depot is proposed at Sunkadakatte, and Sumanahalli Cross is meant to be the point where the two corridors meet.
The Hindu also quoted an official saying BMRCL has applied to JICA for a Japanese ODA loan of ¥102.48 billion, which would meet only part of the cost, with BMRCL arranging the rest. The consultant would help review designs, prepare tenders, evaluate bids and later supervise quality, safety and testing. The report adds that 252 standard-gauge coaches are to be bought, with maintenance for up to 15 years, and that interchanges are planned with other metro lines, bus stands and railway and suburban stations.

Potential impact
Hiring a consultant is an early step. Design review, tendering, loan arrangements and construction still lie ahead, and the news carries no opening date. Any price effect near the alignment is therefore likely to be sentiment-led for now, and it may be modest. Bengaluru's average of ₹12,800 per sq ft is a citywide figure, not a forecast for these corridors.
The Hindu says the line is expected to ease traffic on Outer Ring Road West and Magadi Road, both congested. If that happens, commute times for residents there could eventually improve, and demand for homes near future stations could firm up. Funding that is only partly secured, and the usual history of metro schedules slipping, argue for caution. Nothing here guarantees appreciation.
