Online Plot Subdivision for Joint A-eKhata Owners: What It Means for Buyers in Bengaluru

The Greater Bengaluru Authority has opened an online route for co-owners to split a jointly held A-eKhata plot into separate A-eKhatas. If you co-own land in Bengaluru, your share can become easier to sell or borrow against, but the facility has clear limits.

What happened?

The Hindu reported that the Greater Bengaluru Authority launched a plot subdivision service on its e-Aasthi 2.0 platform on Saturday. It is meant for properties held jointly under one A-eKhata where each owner's share is clearly recorded. The co-owners do not have to be relatives.

According to The Hindu, once a plot is split, each owner can sell, gift or mortgage their own portion, seek a building plan sanction for it, and pay property tax on it separately.

The report lists conditions. The facility covers vacant plots, and plots with buildings up to 2,000 sq. m. Apartment blocks and individual flats are excluded. Larger plots must follow the usual route through the Town Planning Wing. Every new plot must be bigger than 50 sq. m, with at least six metres of road frontage and its own access to a public road, directly or through an internal road at least 3.5 metres wide. Applicants upload a sketch by a registered architect. The fee is 0.2% of guidance value for residential plots, with higher rates for other categories.

Which sectors are affected?

  • Jointly owned A-eKhata plots in Bengaluru
  • Vacant residential plots
  • Small plotted properties with buildings
  • Resale of individual plot shares
  • Home loans and mortgages against land

Potential impact

The main effect is on paperwork and saleability, not on market prices. A co-owner who holds only a share of a common record often finds it hard to sell cleanly or raise a loan. A separate A-eKhata for each portion can make such a share easier to transact, though buyers and lenders will still run their own checks.

There is no basis in the report to expect a citywide price move. Bengaluru's average of ₹12,800 per sq ft in our data will not shift because of a procedural service. Outcomes also depend on how quickly applications are processed, and on whether a given plot meets the size and access rules. Plots that fail those tests stay where they are.
