North Main Road Widening Gets Land: What It Means for Buyers in Koregaon Park
Pune's civic body has taken over the defence land it needed, so the planned widening of Koregaon Park's North Main Road can move ahead. Access to the area's homes may improve if the monsoon target holds, but a plan is not yet a finished road.

Illustrative What happened?
Hindustan Times reported that the Pune Municipal Corporation took possession of defence land needed for widening North Main Road in Koregaon Park. The road links the area towards Hadapsar railway station. The paper described this as the removal of a key obstacle for the project.
According to the report, the civic body wants the road to go from 18 metres to 30 metres before the next monsoon. Pune Pulse gave the same target and the same current width. Hindustan Times quoted the municipal commissioner as calling the existing road 15 metres wide, so the sources differ on the starting figure. The compulsory land acquisition began in September, and work is already on at the carriageway towards Tadigutta Chowk, where a contractor holds a work order.
PMC officials told both outlets that at least one lane will be added on either side between Westin Hotel Chowk and Tadigutta Chowk. The stretch is part of a wider PMC plan covering 32 major roads in the city. The land just handed over lets the civic body take up the remaining work.
Which sectors are affected?
- Koregaon Park, Pune
- North Main Road

Potential impact
If the work finishes on schedule, daily traffic on this stretch could move more easily, and entry to homes, cafes and offices on the road could become less of a hassle. That is a practical gain for residents and for businesses that depend on footfall. It does not by itself set a new price level, and any effect on values is likely to be gradual and uneven.
The risks are mostly about delivery. Road projects in built-up areas can slip, and the monsoon deadline is a target stated by the civic body, not a commitment. Koregaon Park is already one of Pune's costlier micro-markets against the city average of 10,500 per sq ft in our data, so much of its appeal is probably already in prices. Buyers should treat the widening as a modest plus for convenience, not a reason to pay extra.
