NMIA Bus and Taxi Links: What It Means for Property Prices in the Navi Mumbai Airport Belt
Navi Mumbai International Airport is adding e-buses, Bharat Taxi and shuttles, and FLY91 has started flying from it. Access to the airport belt is improving, but this does not guarantee a rise in prices or rents.

Mumbai Live reported that Navi Mumbai International Airport is widening its ground transport before the Winter Schedule, which runs from October 25, 2026, to March 27, 2027. MSRTC's electric e-Shivai buses start from the airport on October 7 to Dadar, Borivali and Pune. Thane and Nashik services are planned for mid-November. Bharat Taxi is due to begin on October 10 with up to 40 vehicles, alongside prepaid taxis and autorickshaws.
The same report says Chalo Bus will run 21 daily services to Mumbai points such as Bandra and Dadar. NMMT already runs seven airport routes, including to Panvel, Nerul and Belapur. A free hourly shuttle is planned between the new airport and Mumbai's existing airport.
Mid-Day separately reported that regional airline FLY91 has begun flying from Navi Mumbai, with direct routes to Sindhudurg, Jalgaon, Goa and Agatti. Mid-Day also reported that some airlines at Terminal 1 of the Mumbai airport may move to Navi Mumbai or pause services from October 25, because MIAL plans to start rebuilding that terminal in January 2027.

Potential impact
Easier and cheaper ways to reach the airport, and direct buses to Mumbai and Pune, make the nearby housing markets more practical for people who fly often or work in airport-linked jobs. If more airlines shift operations here, that could add to demand for homes and rentals around the airport over time. The effect would likely show up first in rental enquiries and only later, if at all, in sale prices.
These are mostly service launches and plans, not completed infrastructure. Bus timetables, taxi fleets and airline schedules can change, and a seasonal winter schedule is not proof of lasting passenger volumes. Buyers should not assume a price rise from this news alone, and should check actual commute times, project delivery status and local supply before paying a premium for the airport link.
