NBCC’s 2027 Supertech Plan: What It Means for Buyers in Noida

NBCC has set a January 2027 date to restart work on 16 stalled Supertech projects, but this is still a plan, not a delivery date. For Noida buyers and owners, the main impact is on confidence, registry timing and the long wait for possession, not an immediate price trigger.

What happened?

ET Realty reported that NBCC, the agency appointed by NCLAT to implement the revival plan, is preparing to restart construction on 16 stalled Supertech projects from January 16, 2027. The work is expected to be split into 27 or more tender packages, with tenders to be issued in phases between October 1 and 15. One package for River Crest in Rudrapur was already floated on September 16.

According to ET Realty, the plan follows repeated delays and legal turns in the case. The projects were earlier due to restart on October 1, after missed targets of May 1 and July 31. The article said the revival had also faced a Supreme Court stay in February 2025 before clearance came again in February 2026. Funding remains an open issue, with institutional finance and sale of unsold inventory still being explored.

Which sectors are affected?

  • Noida
  • Greater Noida
  • Gurgaon
  • Meerut
  • Uttarakhand
  • Bengaluru
  • Supertech homebuyers
  • stalled residential projects

Potential impact

For Noida’s housing market, this news is more about sentiment than a near-term price move. If work actually restarts in 2027 and stays on schedule, buyer confidence around unfinished stock could improve, but the source itself shows a history of slippages, so any benefit to prices or absorption should be treated as uncertain.

The stronger effect is on end users waiting for possession or registry. A fixed court-backed schedule may reduce some fear, but the projects still need tenders, funding and execution. That means delivery risk is still present, and buyers should not assume completion until construction visibly resumes and legal formalities move ahead.
