What happened?

The Hindu reported that the Karnataka government has issued a preliminary notification to acquire more land for Package 1 of Namma Metro Phase 3, known as the Orange Line. The notice is dated October 16, 2026 and was published in the state gazette. It is the third such notice for this package.

According to The Hindu, the notice lists 11 entries covering 13,409.05 sq. m. in total. It gives identification numbers, survey numbers, land extent and details of structures already standing on the plots. The localities named include Kaggalipura and Jaraganahalli, along the planned alignment.

The newspaper also reported that BMRCL has recently sought expressions of interest from consultancy firms to act as General Consultant for the phase, and has applied to JICA for a Japanese loan of ¥102.48 billion to part-fund the two corridors. A BMRCL official told The Hindu that the loan would cover only a share of the cost. The Hindu said Corridor 1 has 22 stations and Corridor 2 has nine, making 31 across the 44.65-km Phase 3 network.

Which sectors are affected?

  • Bengaluru Namma Metro Phase 3 Orange Line corridor
  • Kaggalipura
  • Jaraganahalli
  • Western Outer Ring Road belt
  • Magadi Road
  • Owners of properties listed in the notification

Potential impact

A preliminary notice is an early legal step, not a construction start. Objections, compensation decisions and a final notification usually follow, and the timeline for any of this is not given in the source. Any effect on prices near the alignment is therefore likely to be gradual and uneven, and it depends on when stations and services actually become real.

The Hindu reports that the line is meant to ease congestion along the western Outer Ring Road and Magadi Road, with transfer points planned at several existing and proposed stations. If delivered, that could improve access for localities along the route and support rental demand over time. For context, our data puts the Bengaluru average at ₹12,800 per sq ft and rental yield at 3.8%, and neither figure has been shown to change because of this notice.
