Mohali-Sirhind Highway Opening: What It Means for Buyers and Investors in Mohali
The Mohali-Sirhind Greenfield Highway is now expected to open in October after missing its September target. If that happens, it should improve movement toward Mohali and Chandigarh and may support land and housing demand along the corridor, but this is still a project nearing opening, not a finished market shift.

Illustrative What happened?
The Tribune reported that the Mohali-Sirhind Greenfield Highway missed its September opening target and is now expected to be opened to the public by October. Amit Ojha, Project Director at NHAI, said the project has entered its final stage.
According to The Tribune, one side of the highway will connect near Landran and the other will link with IT City in Mohali. The report also said some motorists have already started using stretches of the road through ramps, even though the highway is not formally open yet.
The publication added that the corridor is meant to ease travel for people moving between Mohali, Chandigarh and districts such as Patiala and Sangrur. It also reported that road safety experts expect the access-controlled route to cut travel time between Mohali and Sirhind to about 30 minutes and reduce pressure on Landran Chowk.
Which sectors are affected?
- Mohali
- Landran
- IT City, Mohali
- Chandigarh-Mohali urban area
- Sirhind
- Patiala
- Sangrur
- State Highway-12A
Potential impact
If the opening happens on time, the biggest short-term effect should be on land along the highway corridor and on housing demand in parts of Mohali that gain better access. That said, the market will likely react in stages, not all at once, because the road is still awaiting formal opening and the report itself warns against using it before completion.
For owners and investors, the better access could improve sentiment around plots and homes in the connected stretch, especially where commuting becomes easier. But buyers should not assume automatic price gains; the effect will depend on how quickly traffic shifts to the new corridor and whether surrounding links, civic services and final works keep pace.
